I’ve had such a wonderful experience living here! The community is absolutely beautiful and always so well maintained — you can tell they really take pride in keeping everything clean and welcoming. The office staff is incredible — friendly, professional, and always quick to help with anything you need. It’s such a peaceful and well-run place to call home. I’ve really enjoyed living at Arza overall — the apartments are nice and well-maintained, and the amenities are great for an apartment complex. The staff are friendly and helpful, and the community itself feels clean and safe for the most part.
That said, the biggest issue (and something future residents should know) is the package situation. Delivery drivers often leave packages on the ground in the mailroom rather than in mailboxes or lockers, and there are no cameras or systems in place to protect deliveries. I’ve had three packages stolen in a single month. While I understand the delivery drivers are part of the problem, Arza doesn’t seem to have any policies or accountability measures for this — no cameras, no messages to residents about theft, and no effort to address the issue. Note too that their elevator breaks down all the time and stays down for days without any communication or sense of urgency to get it back up.
It’s frustrating because residents can be fined for small things like trash or recycling violations, but package theft isn’t taken seriously. It makes me hesitate to order anything online because I don’t feel confident it’ll still be there when I go to pick it up.
Overall, it’s a nice place to live, but I really hope management improves the mailroom system — it would make a huge difference.

Don't live here, you will pay 100$ for a media package that doesn't work. Office has ignored me twice despite asking in person. Also, after I signed my contract they told me that I needed to move in later since the previous tenants contract was set to expire after I moved in. Fire alarms go off monthly in some of the buildings.

I’ve been living here since the very beginning, and it really used to be an amazing place. But lately, things have changed. They’re letting some sketchy people move in, and I’ve been seeing cops around the complex very often. The rules aren’t really being enforced either, you see people in the pool after hours, and whenever someone rents the event room, the music is blasting, especially with the Spanish folks. When I first moved in, I asked for cameras to be installed in the elevators and stairwells, but that never happened. I honestly think this would be really important for everyone’s safety.

My wife and I have loved it here - we’ve been here since they opened. Lately, I feel like our experience has been going downhill. Appliances are not amazing-we’ve had 3 different fridges in two years. The dog parks have two entrances - but neither one of them have latches on them to keep them shut and they can just blow open. I’ve mentioned it countless times and they don’t seem to care, so I don’t take my dog there. Dog wash has nowhere to leash the dogs up, and doesn’t have any driers or tubs. Just tile floor so it’s easier to take him to an actual self serve dog wash. Grounds have gone downhill. There’s lots of plant overgrowth onto the sidewalks and our entryways and lots of bugs probably because there’s so much overgrowth. It’s also hard to get to the dog potty areas because it is just surrounded with overgrowth. Dog poop is EVERYWHERE and they don’t enforce it. They’ll fine you if they catch you but they don’t do dna testing or anything, so no one picks up after themselves. I can’t take my dog out to potty without him stepping in poop anymore. Communication between leasing staff and 3rd parties always is lacking (pest control, fire alarm testers, etc). There’s no outdoor numbers for first floor apartments so it’s always hard for guests or company to find me. Maintenance requests are handled promptly and efficiently which is nice. Leasing staff is friendly enough, but they never seem to have answers for me, or I’m given incorrect information which can be frustrating. I really do like it here but there’s quite a few things that are just super frustrating to me.
