I absolutely love living at The Landing at Round Rock! The apartments are beautiful, the grounds are always well cared for, and the location is perfect—close to everything but still peaceful. The management and maintenance teams go above and beyond to make sure residents are happy and comfortable.

This apartment complex is a joke. They never answer any of their phones and when we have to go talk to them in person you can see them sitting around while phones are ringing. Our AC did not work property and cost us hundreds of dollars more because the unit was so old it couldn’t keep up in the Texas heat. We complained many times and maintenance people just told us that it’s old and they won’t do anything about it. We also found cockroaches in our apartment and a weird white powder would come out of the wanky floors. The main issue is never being able to get ahold of front office about anything. We would never return here.

The management lies and half of the employees do not know how to do their job. Maintenance is a complete joke. If you you move in and do your walk though they will not come and fix anything that they should. I have been here for 5 months and am still putting in the same maintenance request to have my shower fixed again and again. Maintenance did show up one time and told us to not use the shower due to the water leak. That was 2 months ago and no one ever came back. They say the work is completed but most of the time no one shows up. When I moved in the apartment was not ready. They had not even replaced the carpet yet cause me to have a delay in moving costing me time and money. They also did not do their walk through to see the state of the apartment until I came to get the key.

RUN from this place. Ever since I have moved in, things have been a nightmare. It took over a month for my parking to be approved even after contacting the front office for help (turns out they did my lease wrong, causing the issue to begin with). Incorrectly billed me for electric when I provided my account information + electric company at move in because they don't actually do the work to verify anything - they told me I had to pay for it anyway and then took over 20 days with multiple requests to correct this.
Everything is broken here all the time. Gates don't work and Lisa (property manager) has confirmed they will not be fixing them. Access to phase 2 amenities also not available due to issue with lock system that has yet to be fixed after 5 months of living here and they charge an amenity fee in your rent, so plan to pay for things you won't receive. Lisa loves to tell you there is a clause in the lease that protects them when they don't provide these amenities, so also prepare for no ownership or accountability.
Currently, the parcel locker systems are broken and I had an item worth over $300 stolen from the room because gates don't work and back door access is always available for anyone to walk in. I can't get anyone to respond to my email about my missing item, plans to look for it, or plans to reimburse me for their negligence.
Oh and don't plan for Lisa to help. I scheduled a meeting with her where she was 15 minutes late and lied to me that there was a legit reason. In reality, she was watching videos in her office with another employee, making herself coffee, and taking a personal phone call. The fish stinks from the head at this place and there are way nicer complexes in the area.

I currently live here and have constant problems with our appliances. Our washer and dryer are constantly breaking down and each time maintenance “fixes it” the washer and dryer will maybe get through one or two loads before breaking again. We brought this concern up multiple times with maintenance only to be dismissed. Eventually they said they would look for a replacement, that never came. After MULTIPLE months of putting in maintenance request and having to travel and pay for a laundry mat, we went to management. They also promised to find us a new washer and dryer but instead they sent maintenance once again to “fix” the issue. It didn’t even get through one load before breaking again.
While that was happening we found a pair of keys hanging out of our front door lock that belonged to maintenance, this was shocking as our apartment is right next to a walking trail and anybody could have found them and had access to our home and potentially every other home in the area as i didn’t know if it was a copy of our key or a master key for all the apartments in the area. I later found out that one key was in fact a master key! I am lucky that I found it before anybody else did.
Our latest issue was our garage, the door got bent while trying to open it, this resulted in a family member almost having their hand crushed and also being locked out as they were without a key and were trying to enter through the garage. When this incident first happened there was an attempt to talk to management but they refused to help due to it not being business hours. Eventually they allowed my family member to go in and explain that situation as well as the previous problems that i listed above they promised solutions to our ongoing problems as well as having a contractor out to fix our garage the next day. When the next day came a man I assume was the contractor did arrive but only to stare at the damage for 30 seconds and then leave. It has been two weeks since and we are still out of a washer and dryer or a garage. We have called and emailed multiple times with with barely a response back and when we can get a hold of them they are extremely rude and it is obvious that they do not care about the state of the housing that they provide.
