    Terrible Management & Overpriced Utilities Nothing but problems in this complex. Management is unresponsive and unhelpful. The water and electric bills are outrageously high — there’s no insulation in the walls, so you’re basically paying to heat and cool at an outrageous price. When I moved out, I had a few small spots on the carpet in my living room. Instead of a reasonable cleaning charge, they billed me to replace the entire carpet for the entire apartment for more than a $1,000. Rip off! See my small spots attached in photos. On top of that, they charged me late fees twice even though my rent was paid on time. It was a RentCafe system glitch, which they admitted too, the second time it happened, but they only reimbursed one of the two late fees. Between the poor management, inflated utility costs, and unfair charges, I wouldn’t recommend this place to anyone. In response to the mangers response to my review here is my response to her… Unfortunately, my experience with Prestonwood Hills was far from smooth. There was never any confusion on my end regarding rent payments — the issue stemmed from a glitch in the RentCafe system that failed to process my on-time payments directly from the bank. Despite paying rent promptly during the first and second months, the system error caused late fees (10% of the rent) to be added unfairly. While the first month’s fees were eventually credited after I visited the office and explained the situation, the second month’s charges were never properly resolved. So I did not ever pay rent late, that is a lie. This situation was caused entirely by the system malfunction and had nothing to do with my lease. It was frustrating to deal with repeated errors and lack of accountability for something beyond my control.

    My wife and I recently moved into Prestonwood Hills early October. The leasing office has been there to support us with every question, request and solution while we get acclimated. The new Manager Aysa has been exceptional with communicating and sees things through. Example, our yard area was pretty much dirt and mud making it unusable for us and our dog. She sought out resolving the issue and got the management company to approve and pay the landscape company to lay fresh sod and repair an irrigation issue with the sprinklers. She cares to make things right. Presleigh also has the let's get this done right for you attitude which helps residents to have faith and trust when working with the leasing office. The leasing office makes themselves available which isn't an easy thing to do all the time and they always ask is there anything else we can do for you. The maintenance team has been nothing short of Johnny on the spot. They are quick with responding to maintenance requests, they're professional and courteous. So far this community seems to be pretty quiet and the landscape company keeps things clean. It's also nice to live in a complex where folks pick up after their dogs and seem to respect one another.

    I used to live at a Univesco property, and couldn't have been happier with the way things were run. Any issue we had was resolved quickly and thoroughly. The management team was so helpful and kind. The parking rules kept our spaces protected and were very easy to navigate when you had guests. We never had any issues with it. I will continue to refer my friends to Prestonwood Hills, such a beautiful property! I love going to visit! :)

    I moved from West Plano to North Dallas then back into this complex, I have been very pleased. It is calm and safe. There are a lot of families. If you expect perfection from any complex then you are living in fantasyland. My only complaint is about the new parking program.
