  Don't move here is you can help it. Overpriced after the rent jump during covid. Maintenance is lacking. Best of luck 8f you do. I say this after having had no real issues for 8 yr. Once I moved to a different unit, and "new" policies put in place things change.

  Extremely Disappointed with the Application Process I rarely write reviews, but I feel people deserve to know what happened to my family and me with Estancia at Ridgeview Ranch. My move-in date was supposed to be October 29th, and the leasing team was fully aware that I was relocating from Michigan to Texas for a new job that starts soon. I provided all required documents and even stopped looking for other housing because everything seemed to be moving in the right direction. However, after multiple requests for additional information — which we provided promptly, sometimes more than once — we kept being told, “Your application is pending; upper management is reviewing it.” During this time, I was literally driving across states with a U-Haul, my two daughters, and my boyfriend believing we would have a home to move into when we arrived. They even called to extend the move-in date to November 1st, and at no point did anyone communicate a clear decision or concern. One staff member said we could park the U-Haul at the property, another said we could not — it was completely inconsistent. After days of uncertainty and waiting, we were finally told we were denied — three days after arriving in Texas. By that point, we had nowhere to go, extra costs to cover, and the stress of being in a new state without stable housing. The process felt disorganized, heartless, and completely lacking empathy for someone relocating from another state. Four different people handled our application, yet no one seemed to take ownership or care about the situation. We met every requirement in provided all documentation, but the lack of urgency or compassion was shocking. I wouldn’t wish this experience on anyone — especially families moving long distance who put their trust in a leasing office to do what they say they will. This entire situation has been emotionally and financially draining.

  The only positive thing about this community is its location — but unfortunately, that couldn’t stand up against all the other negatives. The move-out charges are beyond unreasonable — I’d actually call them insane. I hired a professional cleaner for $250 and even did additional cleaning myself, yet they still billed me around $1,450 when I moved out. Their expectations are absurd — they want the apartment to look like no one ever lived there. They expect the bathtub to look brand new, even when there are zero stains or visible wear. The same goes for the carpet, stove top, drawers, and floors — normal wear and tear simply isn’t acceptable here. I actually returned the unit in better condition than when I moved in, but that didn’t matter. When I first arrived, the paint and appliances already showed minor use, but I didn’t complain because that’s normal — I made the mistake of being nice and reasonable. If you decide to live here, make sure you’re getting a brand-new stove top, brand-new bathtub, and brand-new carpet upfront — because that’s exactly how they’ll expect you to return them. And when you end up paying those hefty move-out charges, you should at least feel like you enjoyed brand-new everything during your stay… unfortunately, you won’t. Additionally, the covered parking spots are narrower than standard, and the staff isn’t friendly or welcoming (except for a couple of them). They act as if this were a government-subsidized property and they’re doing you a favor by letting you live here. Save yourself the frustration — this community’s move-out process feels like nothing more than a money grab.

  I’ve had a great experience with Estancia Management. All services are handled in a timely manner, and the property is always well maintained and clean. The community offers great amenities like a kids’ play area, pickleball court, and volleyball court, etc.. The staff are friendly and always address concerns promptly. Overall, I’m happy to stay here and truly appreciate the management’s efforts.
