Misleading and Untrustworthy Sales Practices
We had a very disappointing experience with Pulte Homes at Montgomery Bend in Montgomery, Texas.
Before signing the contract, we explicitly asked multiple times what would happen to our $1,000 earnest money if we needed to back out. Both the selling agent and the loan officer clearly assured us, more than once, that if we withdrew from the contract, we would receive our earnest money back with no issues.
Now that we have backed out, we are being told that we will not get our earnest money returned, directly contradicting what we were promised verbally. This feels extremely misleading and unprofessional.
Had we been told the truth upfront, we would have made a different decision. Buyers should be very cautious and get everything in writing, because verbal assurances from Pulte representatives apparently mean nothing.
This experience has seriously damaged our trust, and we would not recommend Pulte Homes at Montgomery Bend to anyone looking for transparency or honesty during the home-buying process.

My experience with the lending team at Pulte has been marked by significant unprofessionalism, which may contribute to many homes falling through escrow and being placed back on the market.
Additionally, I have faced ongoing issues with the general contractor, Aaron, whose behavior has been disappointing and unprofessional. He has often laughed and belittled residents for voicing their concerns, making it difficult for us to feel comfortable in homes we’ve invested significantly in. When I have raised issues, I have frequently been told that they are beyond his control, leaving us without solutions or recourse.
Concerns include:
- **Driveway Obstructions**: Our driveway is frequently blocked, creating significant inconvenience.
- **Noise Disturbances**: Loud music from construction workers continues to disrupt the peace, leading to the need to involve authorities due to its severity.
- **Unsafe Driving**: Construction workers often drive recklessly through the community, blasting profanity-laden music, which is concerning, especially in an area where children play.
- **Lack of Accountability**: Despite these issues, Aaron has refused to take ownership, stating that the construction crew is an external company and that there’s little he can do to address the problems. Also laughs when you are upset because you can not drive out of the community to grab your children from school.
I strongly recommend doing thorough research before moving into this community. Ensure that you conduct a detailed walk-through of your home and advocate for yourself during the process. Be vigilant about the condition of your property; for example, I discovered cracks in the shower that were painted over, and several tasks, such as touch-up painting and cleaning fingerprints on the stairwell, remain incomplete even after a walk-through.
In summary, if you are seeking a harmonious living environment, it is crucial to consider these factors seriously.
