    I spoke with Katelyn, I will be coming in for a tour this week. I am looking for a 1 bed 1 bath apartment and am thrilled to see what the property has in store, after speaking with her my hopes are high, great staff!

    If you like living with trash, then this place won’t disappoint. This trash pile up NEVER happened with the previous Management. It’s disgusting, smelly, and the trash pick up peeps must be lazy. The dumpsters are NOT full! Ridiculous.

    BEWARE! BEWARE! BEWARE! Other reviews regarding move out and pet fees at Legacy at Cibolo are true! READ THE LEASE IN ITS ENTIRETY AND CLARIFY MOVE OUT PROVISIONS AND ADDENDUMS. We entered a one year lease from Legacy at Cibolo, including a garage. At the time the pet deposit was a nonrefundable deposit at $325. On move out day, I stopped by to check that our contracted cleaning crew had finished. The apartment looked and smelled great. Better than when we moved in, actually. Oddly, the carpets had already been cleaned but were soaking wet. They could have used another water extraction pass. I made the office aware of that when I turned in the keys. Cost of the first cleaning was $102. We thought everything was cool until we called to check on our security deposit status. Apparently there was still a pet odor we were unaware of (we put our dog down six weeks before move out. She had never had an accident on the carpet as we closed both bedroom doors when we weren't there. We are clean freaks.) We were charged another $103.62. Legacy used a different carpet cleaning service for pet treatment. Allegedly, they have a "wand" that detects pet urine which was "missed" by the first carpet cleaning company. Total carpet cleaning = $205.62. The security deposit went toward the carpet cleaning. The lease says we are responsible for the cleaning and deodorizing of the carpet but we were NEVER notified of the need for a second cleaning. Monthly pet rent fee is $20. Twelve months times $20 is $240. So, what is the $20 pet rent used for? Also, be aware that you will get a final utility bill from the apartment complex that will include about four months of unpaid utilities. Utilities are paid by the apartment. I've attached an itemized move out statement for your reference to delineate the fees and costs covered by your rent. Our final bill was $246.54. About $57.52 a month. We knew about this. SUGGEST YOU ASK FOR A MONTHLY ACCOUNTING FOR YOUR RECORDS so you are prepared for the cost. Your final communication will be the outstanding utility balance due email with dunning language threatening collections, regardless of your payment history. We didn't have too many annoyances living there (if you don't count the time the taillights were stolen from our 2023 truck). It's apartment living; you know what to expect. My last comment is to the PEM corporate training office. The rental office staff, should receive extensive customer service training or re-training. Specifically, adult listening skills, how to discuss an issue without arguing, how to kindly explain process without being condescending, basic professionalism, customer service skills, and attention to detail. We paid the utility bill balance on Monday, 6-23-2025, not Sunday, 6-22-2025 as noted on the move out statement. We would be thrilled to discuss. Nick, head of maintenance, is a good man. We hope he is fairly compensated. We do not recommend Legacy at Cibolo.

    My first 4 months at Legacy at Cibolo in Boerne were generally very enjoyable and without issue, and if there was an issue, it was promptly and politely taken care of. Things changed, along with a change of management/office staff, in the 2nd 4 months (I had a 9 mo lease). So, things to consider if looking at Legacy at Cibolo: 1) Before leasing, unless you want to lose your $200 security deposit, get in writing that they will not automatically charge you for move-out professional cleaning & carpet cleaning. This is not in the lease -it states apartment must be left in clean condition and no charges for normal wear & tear which aligns with Texas state statute: Sec. 92.104. RETENTION OF SECURITY DEPOSIT; ACCOUNTING. (a) Before returning a security deposit, the landlord may deduct from the deposit damages and charges for which the tenant is legally liable under the lease or as a result of breaching the lease.(b) The landlord may not retain any portion of a security deposit to cover normal wear and tear. 2) At least 60 days before your move-out, submit in writing (and ask for a receipt of such) your intent to move-out. Be sure they have your forwarding address before you move. 3) Be prepared to "remind" management that you pay for pest control & this should include the corridors of the buildings which are frequently infested with wasps nests. You might want to confirm they are sending a pest control person the day before they say as they only come once a week and when they forget you, it is two weeks before you get service. You might also have to do your own cleanup of the corridor floors as the Valet Trash service frequently lets leaking bags trail sticky liquids down the halls & stairs (thus attracting more bugs). After much hassle and escalating to corporate, I was able to get a credit for the apartment cleaning but they will not budge on the $85 carpet cleaning. It is a beautiful property that could offer a nice residence but it is a shame that residents need to involve the BBB since local and corporate management are not transparent.
