BEWARE! you are not getting luxury anything living here. High rent cost, thin walls, poor management, no right of way to residents to get into the garage for parking during soccer game days. They give you a large concession upfront to entice you into moving here but if you even think of having a legitimate complaint, that by the way, no matter how often you reach out, will absolutely not be rectified and if you want out of your lease as a result they will charge you an upward of 10k to break your lease for the so called “concessions” they give you upfront and all for THEIR lack of management. This building is managed by Elmington Properties, look it up, they have had several court cases against them from former employees. Management evades every issue you have by apologizing and telling you there’s nothing they can do. This property group is known for being awful to residents and their own employees. They have 85 complains with the better business bureau and an article with legal aid society of Tennessee about their deceptive practices and evicting vulnerable tenants. Putting this out here for anyone looking to rent in Nashville!

Pro: -location & price compared to what’s around. - friendly staff, I guess??? - cool view Cons: -game days and events. -Random fire alarm every week. -Super thing walls. - NO PROPER COORDINATION WITH EVENTS TO THE POINT WHERE YOURE NOT ALLOWED TO COME INSIDE UNTIL EVENT IS OVER AND CLEARED - No guest Parking during events. Tell them to suck it up and get to walking cause they will not be able to park anywhere near- legally at least. Overall this place tries its best but it’s really not all that it made to be for a “Luxury” apartment.

When you first tour this place, they convince you that it is the best complex you would want to live in not only for the amenities, but for the convenience and location. If I could go back, I would not sign a lease, considering the many issues that this property has. What is not mentioned are the paper thin walls where you can hear practically everything your neighbor is doing rather they live above you beneath you or beside you, the unorganized parking situation when there is a game happening at the stadium and you are unable to get inside of your unit (sometimes resulting in waiting two hours+ post game for roads to clear, so you are finally able to get into your home), and the “newness” of the property which results in never getting a true answer to your questions because it seems like management is always trying to dance around that answer. The property definitely needs re-organizing and more structure to have a more decent living situation when living at 455 Park Commons. Elmington Properties do not have the best reputation in Nashville in general, so it’s for the best to steer clear of these properties in Nashville. You will pay a hefty amount of rent for the idea of “luxury” they sell to you in the beginning, only to find out you are not getting that in return.

I can not wait to move. There’s an event every other day and the traffic is just awful. They do not care about actually finding solution for residents. They don’t offer guest parking so when there’s an event and like o said it’s very often, you’re guest can’t park anywhere near by. It’s so miserable I’m counting down the months for the day I can get out of this complex and be able to just come and go from my home that I’m paying a lot to live in.

When there is an event at the fair grounds or at geodis park. IT.IS.A.NIGHTMARE. you will wait hours in traffic trying to get back into the apartment complex because there is never any coordination of where residents are supposed to go during these events. Packages always always go missing. There are lockers, but they are barely used and management will let packages sit out all over the mailroom for days. Guest parking doesn’t exist, they will tow any car that’s left over night, especially during these events. If you have guests or someone staying watching your dog etc, good luck because they aren’t allowed in the resident gate, they have to pay for parking if they park in the parking garage, and if they park on the street they risk their car getting towed. This and many other reasons is why I am breaking my lease. This place has A LONG way to go to figure out how to be attached to two major event places.
