    My Experience with Ryan Homes: A Cautionary Tale Buying a home is one of the biggest financial decisions you'll make, and going through this builder, process has been a learning experience—one that I wish had come with more transparency. If you’re considering purchasing with them, here are some critical things to know before you sign that agreement. 1. Steep Upfront Deposit One of the first surprises was the 15–20% deposit required immediately after signing. For buyers who aren’t prepared for such a large financial commitment upfront, this can be a significant burden. It’s essential to factor this into your financial planning before getting attached to a Ryan Homes property. 2. Limited Customization for Spec Homes If you're purchasing a spec home, forget about choosing finishes or upgrades—you’re locked into whatever is already selected. While this may not be a dealbreaker for some, it’s frustrating to have zero input on something as personal as a home. 3. No Room for Negotiations One of the most frustrating aspects of the process is that once you sign the agreement, you’re completely locked in with no room for negotiation. Ryan Homes doesn’t allow flexibility in pricing or terms, so doing your homework beforehand is crucial. Don't assume you'll have wiggle room later—you won’t. 4. Shop Around for Mortgage Rates Don't rush into signing an agreement without exploring your mortgage options. This builder offers its own financing, but that doesn’t mean it’s the best deal for you. You have the right to shop around for better mortgage rates elsewhere, and it's wise to do so before committing. 5. Unclear Tax Issues Affecting Closing Currently, I’m dealing with rollback taxes that weren’t disclosed upfront. Despite working through the closing process, it turns out the salesperson didn’t mention that rollback taxes were still pending on the property. This lack of transparency has caused unnecessary delays, stress, and financial uncertainty—something no homebuyer should have to experience. As of May 22, 2025, these issues remain unresolved. Final Thoughts Buying a home should be an exciting milestone, but my experience with Ryan Homes has been fraught with unexpected hurdles. If you’re considering them, go in fully informed, take your time, and don’t let urgency pressure you into signing before you’ve explored all your options. The dream of homeownership shouldn’t come with regrets—so proceed with caution.
