We purchased here for the location and community. The neighborhood itself is great the people are welcoming, and the proximity to Beaufort, Lady’s Island, Port Royal, and even Savannah and Charleston is hard to beat. Unfortunately, our experience with the builder (Pulte) and the management company (AAM) has been frustrating.
With Pulte, we felt misled during the buying process. We were told we could make finish changes in our quick move-in home, but after signing, we were told almost nothing could be changed. We were also told our lot would not have a sidewalk, yet one was added two years later without notice. At closing, we pointed out grading, drainage, and sod issues, but were told it was our responsibility. Our punch list was only partially completed, and warranty work was slow, with some items left unresolved. In our experience, the workmanship has been below expectations and we’ll have to cover repairs ourselves.
AAM, the HOA management company, has also been difficult. In our view, they selectively enforce rules, focusing on lawn edging or flags while ignoring bigger issues like pool maintenance. Meetings lack transparency residents are often muted or dismissed and requests for clarification or changes rarely get meaningful responses.
Community-wide, there have been ongoing frustrations: trees installed without homeowner input, cracked sidewalks, uneven grading, and a pool that is often cloudy or poorly maintained.
The neighborhood itself is wonderful, but based on our experience, buyers should be cautious when working with Pulte and should know what to expect from AAM as a management company.

We recently moved into our new home and couldn’t be happier, especially as we were able to secure one of the waterfront lots with a dock permit included. Everyone we encountered and/or worked with throughout the entire sales, building and closing process, including Rachel Conrad (sales), Allen Ford (construction manager), Ed Sacco (Pulte Mortgage loan officer), Jamie Leslie (Pulte Mortgage loan processor) and Ashley Brown (closing attorney/title agent from Butler & College, LLC) was very professional, accessible and always communicative. Overall, we are very happy with our new home, look forward to enjoying it for many years and highly recommend Pulte for anyone in the market for a new home.
