The neighborhood itself is great the people are welcoming, and the proximity to Beaufort, Lady’s Island, Port Royal, and even Savannah and Charleston is hard to beat. Unfortunately, our experience with the builder (Pulte) and the management company (AAM) has been frustrating. With Pulte, we felt misled during the buying process. We were told we could make finish changes in our quick move-in home, but after signing, we were told almost nothing could be changed. We were also told our lot would not have a sidewalk, yet one was added two years later without notice. At closing, we pointed out grading, drainage, and sod issues, but were told it was our responsibility. Our punch list was only partially completed, and warranty work was slow, with some items left unresolved. In our experience, the workmanship has been below expectations and we’ll have to cover repairs ourselves. AAM, the HOA management company, has also been difficult. In our view, they selectively enforce rules, focusing on lawn edging or flags while ignoring bigger issues like pool maintenance. Meetings lack transparency residents are often muted or dismissed and requests for clarification or changes rarely get meaningful responses. Community-wide, there have been ongoing frustrations: trees installed without homeowner input, cracked sidewalks, uneven grading, and a pool that is often cloudy or poorly maintained. The neighborhood itself is wonderful, but based on our experience, buyers should be cautious when working with Pulte and should know what to expect from AAM as a management company.

I really had no plan to purchase a home, but when I saw this neighborhood, I sat up and took notice. I can't believe I actually did it, but I am glad I did. The rep in the office, Ms. Conrad, showed me a lot that was available and both myself and my wife loved it. It is close to the Clubhouse, pool, pickleball courts, and the water, i.e. the ocean. Beautiful view of Battery Creek from the brand new dock. Dock is awesome. I have met several really nice folks who live there, and we have become friends, interesting because I don't even live there yet. Lol. I have met more people in Salem Bay in a week, than 30 years in my current home. No joke. I have enjoyed this experience immensely, working with the Pulte reps, Michael M. the construction manager, and even the people who closed the deal at Butler & College.
