Overall, my experience at NSF was positive. The staff were always kind and helpful, and the location was both fun and convenient—especially during sports season.
That said, there are a few things worth noting for future residents:
Noise: It can get loud at times. On multiple occasions, people at the bar downstairs shouted up toward the windows, and I could often hear my upstairs neighbor walking around.
Pets: Having a pet here can be a bit challenging. There aren’t many nearby areas with enough space for them, and while the second-floor terrace was eventually opened, it became smelly over time.
Maintenance: I experienced several issues with my AC during the summer. While the staff responded quickly each time, it took multiple visits before a permanent fix was made.
Parking: There’s no guest parking, and resident parking is on the expensive side.
Security: While the doors are usually secure, there used to be 24 hour security and that was one of the reasons I signed here. They no longer have that anymore.
The community itself is beautiful and always kept very clean. The package/mail system is well-managed, and the staff genuinely work to make residents feel comfortable. The apartments are modern and attractive, and the location is a big draw. I do think it's overpriced for what you get, especially for a single person without roommates/partner.

This place is truly amazing and the staff is top notch, especially the property manager Kate! She is always on top of her game and always helps with creating a fun and engaging environment! You will never be disappointed with this property and the staff!

I am currently in my second-year lease at North Shore Flats, and I have to say the contrast between my first and second year could not be more extreme.
When I first moved in, I was absolutely in love with the place. It was clean, secure, and well-managed. There was 24/7 security, a fully stocked beverage cooler, a beautiful coffee bar, and the building felt like a luxury property. I even recommended it to several friends and family members.
Unfortunately, things have gone sharply downhill. We are now into July, and my air conditioning has not worked properly for a single day this entire year. I gave management access to my unit so they could fix the problem while I was away. When I returned after a month, I found my door propped open, every light left on, and my unit at 88 degrees inside.
I immediately spoke with the manager, who said they’d follow up. It has now been almost a week with no response. Despite multiple attempts to contact them—via phone and email—I have received zero communication. They will not speak with me or provide any kind of update. My next step may have to involve legal action.
To make matters worse, the amenities that once set this place apart are now completely neglected. The coffee bar is often out of supplies—no lids, no cups, no cream, no sugar. The beverage cooler is empty. Security at the front desk is no longer present, and the general cleanliness of the building has significantly deteriorated.
This is no longer the high-quality, luxury living experience that was advertised and once delivered. I would not recommend North Shore Flats to anyone at this point. What was once a great place to live has unfortunately become a major disappointment.
