    I’ve lived here long enough to see the transition between management teams, and I have to say—the difference is noticeable. While the previous management was friendly, many issues weren’t addressed properly, and over time, the lack of upgrades and general maintenance started to show. It’s now been about a year with the new management, and I genuinely appreciate the effort they’re putting into restoring the building’s charm—the very thing that drew me here in the first place. You can tell they care about improving the property and the experience us tenants. Communication with corporate can sometimes be a bit frustrating, but the on-site staff more than makes up for it. They’re responsive, attentive, and truly committed to making us feel heard and happy. Overall, I’m happy living here. I absolutely love my loft apartment and I’m excited to see how things continue to improve under the new team.

    When new management (Coastal Ridge) took over in 2024, this place went downhill fast. My apartment had mice multiple times, and it was never fully taken care of. One of the elevators was constantly broken, which was a nightmare for a building with so many tenants. At one point, both elevators were out of service. The front desk staff is rude, but the management and leasing office are truly the worst part. To give one example: they put a sign on my door offering a $250 gift card if I notified them of my plans to move out. I did exactly that, followed every instruction, and for 3 months I have tried to follow up—in person, by phone, by email. And still, nothing. They ignore me/ say they will get to it (then they never do). Why would they make that offer to tenants, plaster it on doors, then never honor it? That’s not just negligence—it’s deceptive, fraudulent, and dishonest. On top of that, they failed to return my full security deposit. When I asked for proof of the charges, they gave vague, made-up reasons and then ignored all follow-ups. This management team is unprofessional, unresponsive, and blatantly dishonest. They lie, they ignore tenants, and they invent excuses to keep money that doesn’t belong to them. I would 10000% recommend AVOIDING this place at all costs.

    So let's start at the beginning. I have been a resident here for a few years now...and back when the property was owned by Reinhold Residential the living experience was quite nice. All of the on-site staff were welcoming and personable and management was fairly easy to work with. The amenities were nothing to write home about but they were at least convenient and accessible. Now fast forward to June of 2024. A new property management team enters the scene...Coastal Ridge Real Estate. The Packard Motor Car Building was one of its many acquisitions as part of its $3 billion portfolio in assets at the time. Evidently, resident satisfaction, living experience, and quality of life were not part of the deal that was made. Since the acquisition, there have been many noticeable changes to the detriment of the residents such as: - The already out-dated gym equipment were constantly out of order - Elevators were constantly down for one reason or another - Residents were told to move their cars out from the parking garage so that they could repaint the parking stripes but offered no alternative or reimbursement. Instead, residents were threatened with having their vehicles tickets and towed - Additional fees were added despite the building/previous property management company were functioning just fine without them before - Inconsequential things such as paintings and weekly floral arrangements were removed. To be honest those were the few things that gave this otherwise unimpressive building some character and charm - Currently, package services have been halted for "renovations" for two months without providing residents with alternatives. When asked, their response essentially boiled down to "not our problem. Figure something out yourself or don't order anything for the next two months" - All "amenities", which to be honest are quite lackluster when compared to the numerous other properties around the area, are closed off for "renovations" for two months Now to be clear, a majority of the on-site staff clearly do care about the residents such as Kennedy, Kyle, and many of the security guards at the front desk. The pushback and frustration come from corporate/management at Coastal Ridge Real Estate. If you take a look at the reviews from other properties owned by Coastal Ridge Real Estate, you can see reviews echoing the same sentiment. As of now, much of the redeeming characteristics that used to make this place unique has been stripped. The only things that may set this place apart from others are the tall windows. Otherwise, the rooms are not that much different from student dorms that I have stayed at on campus. If you had asked me a few years ago if I would recommend the Packard Motor Car Building to other people, I would have said yes. However, with recent developments and seeing how Coastal Ridge Real Estate has handled this acquisition thus far, I will have to encourage others to look at the many other properties in the area first instead.

    UPDATE: Some of the recent 5 star reviews are from people who have only reviewed properties owned by the same owners of this property. In my opinion, they may be trying to offset recent negative reviews in response refusing tenant packages for 2 months. Previous management was awesome, current management is awful. I would encourage anyone looking to live here to look up reviews for their parent company Coastal Ridge Real Estate. They bought this building about a year ago. Since then they have: - Shut down all package deliveries (and sometimes the gym, see photo) for 2 months for "renovations" with the only workaround being "Work with your courier so you can come down and accept the package when its delivered". Obviously this doesn't work as a solution. - Required us to move our car out of the attached parking garage that we pay them for for 24 hours, without reimbursement. The previous owners have reimbursed for this in the past. - Added a bunch of random fees (pest control, water, etc.) that the previous owners didn't charge - Changed the one time pet fee of 300$ to 50$ PER MONTH - Automatically opted us into a credit builder program that charged us money until we opted out. - Automatically added us to a second renters insurance plan, presumably because they lost our proof of insurance from the previous owners. In my opinion, the building does not need renovations, but they are renovating the building to jack up rent prices. They don't seem to care about keeping residents happy, presumably because they want current residents to move out so they can renovate and move more expensive tenants in.

    If you asked me if I would recommend for someone to move here, it is becoming increasingly difficult to say yes. After the new property management Coastal Ridge took over in June 2024, it has felt like a slow boil of issues arising including a lot of turnover of on-property management. The current focus from management is clearly filling units by any means, including using fake reviews. However, it feels like management is neglecting the current tenants' living experiences. Communications with management also treat residents like fools. I love an email titled "Exciting News..." about a renovation coming up and telling us no package acceptance for 2+ months. So excited for that! The issues in isolation are fine, and should be manageable with a little bit of creativity or some incremental investment. But it does not appear management wants to or even has the power (likely from the top) to do so. The new landlord is most likely short-term metrics focused to squeeze out any yield to pay for the $40 million acquisition. This luxury property in the last few months has seen: 1) One of the two elevators broken for weeks. 2) Parking lot renovations on short notice requiring everyone to move their cars for a few days with no solutions or reimbursement if needing to pay to park in the garage across the street. Parking is nearly $250 a month by the way, not even prorated discount during the disruption. 3) Recent announcement of lobby renovations leading to no packages to be accepted at all for at least 2 months. 4) Property manager hiding in her office with door closed all the time when the other manager was friendly and always had their door open. 5) Not management's fault but there was some flooding on some lower floors but the restoration process could start setting off fire alarms as we saw this month. Overall, it seems the new management team onsite and afar from Columbus or Indianapolis are solely focused on hitting numbers and forget that we live here. They also treat residents like we are fools with constant gaslighting emails and fake Google reviews. My feedback is to think like you lived here, how would you like to be treated? I understand the job can be tough and metrics are important but there are minor things that cost virtually nothing to do such as potentially holding packages in another part of the lobby, being more cognizant of how you write and send communications, or even a small reduction in rent for one-offs like the parking would be greatly appreciated. I will say, I am very appreciative for the head of maintenance, Kyle. Maintenance requests are quickly resolved and he is extremely friendly and helpful. The location is also great and the on-site property is kept clean. See below pictures of the fake Google review (reviewed 3 Coastal Ridge properties they live at across Ohio, Pennsylvania, and Indiana!) and suspension of package acceptance for 2+ months.
