    Have lived here for close to 2 years now and have been very happy all around. The location is perfect with access to valley forge just a short walk away. Peaceful and quiet but still just a 10-15 minute drive to Phoenixville, Conshohocken, norristown, and only 30 outside of Philadelphia. Staff have been great, just a short walk to the leasing office or a phone call away. I’ve only needed to call maintenance twice, once for a burnt disposal motor and again for a sticking porch door. Both times they were prompt in sorting everything out and very nice guys. Access to the amenities is a nice bonus with a decent gym, billiards and shuffleboard, grills, pool, and free coffee. Highly recommend!

    If I could give zero stars, I would. Since October 27th, we’ve been dealing with nonstop issues in this apartment — HVAC problems, water damage, and now a ceiling leak above our washing machine. We’ve had missing carpet, baseboards, and part of a wall removed because of mold, and even though we’ve been told repairs will be finished “soon,” it’s been weeks. We’ve now gone seven straight days without hot water, even after being told it was fixed. Tonight, we came home to find dirty water leaking from the ceiling above our washing machine, soaking our clothes and damaging the ceiling. Because of all this, we haven’t been able to sleep in our master bedroom for over a week. We’ve been sleeping on our living room couch in what’s supposed to be our home — but it’s become completely unlivable. For what we pay in rent, this is beyond unacceptable. Between the lack of hot water, the mold, and the new flooding, this place is falling apart. Tenants deserve better than being forced to live in these conditions with no urgency or accountability from management. This once again I belief this not maintenance fault. The owner of this building needs to start taking accountability. We are contacting code enforcement in the morning. We are done dealing with these issues constantly… My husband James posted his review earlier this week. So that you can see this is ongoing but now with a roof caving in from a leak. Oh yeah and still no hot water.

    I visited a friend who lives here and was alarmed to learn that her hot water tank had been leaking for months, causing visible mold growth. Rather than resolving the issue, management shut off her hot water entirely and it’s now been over two weeks with no repair, no communication, and no compensation. The ongoing mold exposure poses real health risks to her family and their pet. It’s deeply concerning that management continues to collect full rent while failing to provide safe, habitable living conditions.

    Update: We had a rough couple of weeks dealing with a hot water heater leak and the damage it caused to our carpet, baseboards, and wall. While also not having hot water. I want to thank the owner for stepping in and compensating us for the inconvenience. It means a lot that the situation was acknowledged and made right. He went above and beyond to make this right. Including the manager of the property. They came together assessed the remains damages and ensured me that they are staying on top of this. Thank you once again for caring about this issue. I've lived here for over a year, and while my first lease went smoothly, this new one has been a complete nightmare. About two weeks ago, we had a leak from our hot water heater that took several days to fix. Ever since, our hot water only lasts 30 seconds to a minute before turning cold - and this still hasn't been resolved, even after multiple work orders and repeated conversations with the office. Our baseboards are still detached, the carpet isn't nailed down, and there's what appears to be mold forming underneath. The office loves to keep adding excuses every time I walk in and ask about it though... To make it worse, our work orders keep getting marked as "completed" when nothing has actually been "completed". We'll receive notifications saying the issue is fixed, yet absolutely no real progress has been made. As a Disabled Veteran with a service dog, this situation has taken a toll on me. My service dog is here to help me, but because of these unsafe living conditions — from rusty nails sticking out of walls because of missing baseboards to mold exposure — I've had to keep her away for her own safety. Not having her here has made this experience very unforgettable. You need to complain quite a bit to get issues resolved in a timely manner. I've lived through worse conditions serving overseas, but this level of neglect, dishonesty, and lack of accountability / communication in a place we pay good money for is beyond unacceptable. Everything here feels like a band-aid fix instead of a real solution. Attached are pictures of the original damages. Today there is a minor difference in the appearance of these pictures. Check for the update above. Work order 1 (OCT 27, 2025 - still being worked on) : HVAC leak, baseboard damaged, mold, carpet damaged. Day 13 of no fix. New heater has been installed but not working properly. Baseboards and carpet have not been resolved as well. They have found the additional mold and started to clean it out. Day 16 without a full fix. Update: Work Order 2 (November 6, 2025 - still being worked on) : At first one shower struggled to maintain any hot water for 1 minute. Now it last for about 30 seconds and all sinks and showers are facing this problem now. They did attempt to fix it again and thought it was good. But nope next night it’s gone. Day 6 without hot water for no more than 1 minute.

    Long post, but honest review. This place is a joke for what you pay. Right off the bat, the troubles began. I went my first month here with no functional washer and dryer, with management refusing to swap out both appliances for workable ones. As time went on, I began to notice water stains on my ceiling in multiple locations. It took multiple maintenance requests and multiple maintenance members to come check out my unit until someone finally had the common sense to check the unit above me to find the issue (the other maintenance men simply just painted over the water stains, not well, and figured this was sufficient). In addition to the water leak being a continuous issue, it took MONTHS to finally have someone from maintenance completely paint over the water stains until it was finally fully painted over. Now, I really don't think it was too much to ask for when residents pay close to, if not more than $2k/month. Bringing me to the next disappointment, maintenance. There have been multiple occasions where maintenance is careless and half-ass maintenance requests, especially when they enter your unit, and you are not home (I have video proof of maintenance entering my home, being there for 5 secs, doing absolutely nothing, and marking the request complete). So residents are paying all this money for 1.) maintenance to not complete requests, and 2.) for requests to take weeks to be completed. Now I understand there are many units, but there is no communication between maintenance and management. On multiple occasions, they have contacted me when maintenance requests are open for weeks to check if someone has completed the request. Call me crazy, but isn't that something management can communicate with maintenance about?? Moving on to my next disappointment. Management is completely terrible, along with maintenance. They do not know how to communicate effectively with their own staff, let alone their residents. They NEVER answer their phones, and on the rare occasion that they do, they are unprofessional & they never know what is going on. Moving on to the upkeep of the property -- I'll first start by stating that ALL the staff live on the property. So, for the property to look terrible all the time is unbelievable. This past summer, there was garbage left by the pool area, but no one took the initiative to walk around and clean up to make it look presentable. Many units had broken AC's this summer, which could have probably been prevented or taken care of ahead of time, if they would take the time to check all the units' AC and heat systems (they say they do, but they truly don't). The lobby always smells terrible, dirty diapers, rotting food, and pet waste. It's truly disgusting, and there is no ventilation to top it off. The lobbies are all supposed to have carts, which are missing every day. There are now units that are essentially like Airbnbs, and they are the worst idea, random people coming in and out, loud and inconsiderate. The dog park is NEVER maintained. There is never new mulch added to the park, and to top it off, the very few pet waste stations (only 3) overflow with pet waste for weeks because everyone is too lazy to change it (photos are span of over a week, it is the middle of the week and still can't get changed). Let's not forget all the RANDOM non-residents that were using the pool this summer. To have all the staff members live on the property, and not a single one could monitor the random people who continuously showed up all summer long to use the pool that residents have to pay for, is ridiculous!!!! People hosting parties and hogging up the pool area, the pool area is NEVER, not once, cleaned up or maintained. The grills? Forget about using them because 99% of the time, they are out of gas, not working, or just plain dirty, as other residents use them and can't clean up after themselves. I'm sure management will come here with their AI-generated response, gaslighting that "they care and do their best." But please, JUST TAKE SOME ACCOUNTABILITY!!!!
