Roaches, broken utilities, extremely poor communication: I really wanted to like it here, but right away the issues just kept stacking. My move-in date was pushed back a month to “fix issues” that I ended up having to fix myself. The apartment constantly smelled like cigarette smoke. Walls so thin the neighbors dog would follow and bark at me through them. Part of the square apartments have a ROACH INFESTATION that was not fixed as of December ‘25. The Hightower elevator and boiler have broken multiple times this winter. Communication is like pulling teeth- it has taken literal months to hear back from them in some cases, if I hear back at all. Emails I reply to hour of are not answered for over a week. I ended up having to move out early due to the roach infestation and after weeks of no contact- they are now trying to collect over 2000 in extra payments I was initially told I wouldn’t need to pay. This is *after* me paying a full month’s rent/utilities for only 6 days of residency and them still having my full deposit still. I am still trying to get this resolved as of writing this review It’s been an unprofessional, way overpriced, and stressful experience. I hate leaving bad reviews, but I can’t in good conscience not leave a warning.

To start out with the good this place has got a lot of charm and it's in a great location. Staff seems to be decent at communicating with tenants and fulfilling maintenance requests. Unfortunately if you're staying in the high rise and you are reliant upon the laundry room there are regularly machines out of order. The "gym" has a couple of treadmills and an almost empty weight rack. The air conditioning regularly goes out in the middle of the summer and as of right now it's 30 degrees outside and there has been no heat this season. Neither of the elevators have been consistently functional since I moved in over a year ago. Some of this I anticipated when moving into a building that is about 100 years old but It's definitely worth considering if you're willing to compromise comfort and convenience for the novelty of living in a historical building before moving in.

This apartment used to be a great place to live but truly declined because of Pam. Everytime there was an issue with the apartment and we tried to have a conversation with her she would take the opportunity to victimize herself rather than fix the issue. This would cause even minor issues to become worse because she would consistently ignore or use them as an opportunity to become vindictive. This caused mold to get worse, the community to get worse, and too many things going unfixed. I never leave reviews but felt better about it now that real tenants are leaving reviews and the fake ones she would give gifts for are going away.

DO NOT MOVE HERE — Management Does Not Care About You My boyfriend and I moved in shortly after Pegasus took over, and the experience was a nightmare from day one. It took them over a month just to approve our application — which should have been the first warning sign. In just eight months, our hot water would shut off without notice, the AC/heat broke multiple times, and maintenance requests sat unanswered for weeks or months. When someone finally showed up, the “repairs” were nothing more than sloppy, temporary band-aids. No matter how urgent the issue, management’s only response was the same empty line: “please bear with us.” In March, a pipe burst at 1 AM, flooding nearly every townhouse. Our carpet was drenched, and it took more than an hour for anyone from management to respond. Their so-called “fix”? Replace the padding, shampoo the old carpet, set up a few fans, and saw down our doors so they would shut, after multiple requests about broken doors. Mold testing requests were ignored as well. Zero accountability. Zero concern for safety. Soon after, mold appeared on our ceiling. We requested proper testing, but instead of addressing it, management literally painted over it. Weeks later, we discovered extensive mold contamination throughout the unit — in our walls, vents, clothes, and furniture. We lost thousands of dollars in damages and were left living in unsafe, uninhabitable conditions. Emails with photos were ignored. In-person complaints were brushed aside. Pam, the property manager, pushed everything off to her regional manager who never showed, while her assistant outright suggested we clean the mold ourselves. Many neighbors experienced the same problems, and management still did absolutely nothing. We were forced to hire a tenant-rights attorney and break our lease early just to get out. The complete lack of care, accountability, and respect for residents’ health is shocking. They are now trying to charge us an $1,800 lease breakage fee, even though we have completely taken the legal route. On top of that, we are only in this situation because of their lack of care for the tenants safety. This property is unsafe, mismanaged, and run by people who do not care about you or your well-being. Do yourself a favor: avoid Aberdeen at all costs.
