My best friend is getting evicted for being a little short on rent ONE TIME! I've heard nothing but horrible things about this place. They are running an illegal business charging late fees of $100 a day which is COMPLETELY illegal. I don't live here and have nothing to lose so am thinking about bringing this to the authorities because I've heard of many things that aren't okay. They invade your space and yard looking for anything to charge for. And don't even get me started on all the problems they left my friend as soon as she moved in. The water was leaking from the second floor, they left the floor boards with huge gaps and damage which is NOT what my friend signed up for. Do NOT move here.

I moved into Oxford West Apartments expecting a comfortable living experience, but unfortunately encountered some significant challenges from the very beginning. Upon moving in, I have discovered bed bugs in my unit and reported the issue, hoping for a resolution. The issue was addressed, and I was initially satisfied with the response.
However, some time later, I have received repeated emails requesting a monthly charge for ongoing bed bug treatment. In response, I have sent pictures of my bedroom and requested confirmation that there was no further bed bug issue following the treatment. Instead of receiving a clear answer or a resolution, I was surprised to learn that my lease was suddenly terminated. Additionally, I was held responsible for the infestation, which I believe was present prior to my move-in.
It is very humiliating experience.
My lease was terminated in mid-July. While I was told via email that my July rent would be prorated, despite several follow-up attempts, I did not get any reimbursement.
I strongly recommend not to select Oxford West to live.

DO NOT SIGN A LEASE WITH THEM BEFORE READING THIS --- Oxford West EXPOSED!
This is the message (attached) that I got in my last day at Oxford West, and I needed to leave the house in a rush and finish packing up my stuff at my office at Miami University.
This is the very same person that convinced me to live there and assisted me with signing up the leasing contract. There is a evident shift in treatment when your contract is about to expire and you do not plan to sign up for a renewal: I was threatened all the time with fees, law prosecution, eviction… All coming with sadistic smiles from the secretaries at the leasing office, as if they were pleased to exert this small power they have over tenants with whom they create inexplicable nuisances.
While they were closing down a contract with a new tenant in their leasing office, when I went there to ask if there was any tolerance to finish packing up my bags and leave, this employee, Paul Keen (after making threats and harass he gave me a wrong name, he said he was "John Keen", this was confirmed by the Property Manager, Jesi Wynn) stormed toward me and said that I should rush, or I would be fined a $1250,00 per day if my keys weren’t turned in — at this point, I was very much used to their threats.
If you read this through the end, I will argue that this place is very hostile (specially toward foreigners); that 1) the administration plays against the legal team and the best interest of their employers; 2) they have structural problems of all kinds, varying from cheap overpriced furniture, to electrical problems; 3) hygiene problems; 4) corruption at the low-level hierarchy; and for me, the worst is 5) infestation with various kinds of insects, from cockroaches to bad bugs.
The good news is that there are many affordable friendly places to live all over the city of Oxford, and I will give some suggestions at the end, but I think the best option in the neighborhood is Oxford Commons.

PS.: Jesi Wynn, the property manager, threatened me again with legal action because of this Review (attachment). For the first time talking to them I got this "confidentiality notice" (attachment): they don't want you to know what is going on in there.

I would have given Oxford West a 4-star rating in 2019, but I can currently only give it a 2-star rating. First Con, some of the current staff members need to develop their people skills. In terms of management, you can do better; learn to treat people equally without bias and consistently monitor the property. Regarding the units, some of the buildings were constructed a long time ago, and the ventilation systems were not installed correctly (my thoughts). Having lived in the 3-bedroom apartments, you will only find one vent in each room (on the floor), which becomes an issue during both winter and summer, as you will have to bump up the AC to be comfortable, leading to higher bills. One of the reviewers mentioned animals in the building. Yes, that's true; I would occasionally hear them on the roof space at night. However, I believe the animals (probably a rodent in this case) made the roof space their home when part of the roof of the building was damaged and maintenance didn't address the issue promptly. Pros - the gym space is good if you work out, and the swimming pool is also good, though questionable when it comes to maintenance. Although that brings me back to some issues again, some of the gym equipment occasionally becomes spoiled, but it takes maintenance a while to repair it. I could write a lot about Oxford West Apartments, but overall, management needs to do a better job, as I haven't seen much improvement with the new one.

My tour was nice, and the staff was nice, but under the current management, there are some serious paperwork issues.
I applied in mid-june, and it took a couple weeks to get the lease sent. I signed the lease within 5 days of receiving it, and I didn't hear back for over a week. About 2 weeks later, I don't get any calls but I receive an automated email: "your lease is ready to sign." I already signed it. The new lease they sent was the same 47 page lease except the price had increased.
I call Paul, the property manager, and he says that someone should have told me that the lease was going to change. I ask why it changed when I already signed it, and he CANNOT give me a straightforward answer. Paul mentions that the leases go based on a "tier-based system" despite nowhere and no one stating this on my tour, on the website, on the many phone calls, etc. He then encourages me to look at OTHER APARTMENT OPTIONS!
I had a horrible experience trying to get an apartment here, and I feel like an entire month of my time was wasted. I already signed their lease, but since "they hadn't approved it" (in 2 weeks) they sneakily tried to make me pay more without a reasonable explanation. Did they already give away the option I had signed for despite already signing? Seems suspicious.
The office staff are nice, but after an hour on the phone, they couldn't answer my questions and had to bring out Paul, who couldn't even admit that they had made miscommunication errors and even encouraged me to sign somewhere else. Not professional. I do NOT recommend trying to get a lease here unless you are willing to spend HOURS and WEEKS working with the staff to get what you need. Please see other low-rated reviews, too, I thought I could get past the issues others reported but I couldn't even get a lease signed.
