    I hate to leave a negative review so shortly after settling into this community, but I think it's necessary in this case. Please take this as a warning. I strongly encourage the apartment complex to act with more professionalism. I signed my lease in July and when I came to move in, the apartment complex gave me the wrong keys and the wrong address. My original move-in packet has someone else's address on it, and caused me to try to key into a unit that wasn't mine. I scared someone and created a potentially very unsafe situation because of management giving me the wrong keys and wrong address on move-in day. Move-in day had multiple issues. I came back to the leasing office after trying to get into the wrong unit and had to wait to receive the correct keys, as management was giving a tour at that time. When management returned, it turns out, my keys literally did not exist. I did not have access to my mail key for several days after moving in. They had to make my apartment keys on the spot and didn't have them prepared. There have also been consistent issues with people parking in my assigned, numbered spot that is paid for monthly. The cost of this is $25 but they are increasing it to $35 for new residents, so beware. Another note about move in day: I came from out of state and called for help finding the leasing office on move in day. The worker, who was sitting inside of the leasing office at the time, could not tell me where the leasing office was or provide good help on how to find it. It turned out that I was parked outside of it anyways, as the leasing office is right under the “Miami Preserve” sign that glows, which she could have told me to try to help, but didn’t. On move in day, multiple different people were parking in my assigned spot throughout the day, which understandably impacted my move-in. Management asked me if I knew whose car it was two separate times when I told them my paid spot was taken on move in day. Who asks a stranger, in the middle of them trying to move in, if they know who’s parked in their assigned spot? How would I ever know that? Let alone on move in day, when management didnt even know my apartment number or roommates? I still think this is ridiculous and can’t believe it was a real question I was asked. Lastly, I haven't even lived here for 3 months, and when I attempted to renew my lease, was told my bedroom had already been leased out to someone else. If I want to keep living here, I would have to pay a room transfer fee of $400 and literally move apartments again, and start over with a new set of roommates. Why should I have to pay to switch apartments and bedrooms? Why was my bedroom leased out not even 3 months after I moved in, and why was this not told to me until I asked to renew my lease? Management will likely have a defensive response to this. I believe I have been reasonable. I am not renewing my lease and highly recommend others exercise extreme caution. I want to add that I am not new to college apartments and the quirks that can come with whats often marketed as “off campus student housing” like the Miami Preserve is. Their business practices are not typical, and though they may get away with it legally, are way more predatory than what I’m used to seeing. What other people say about them nickel and diming people is accurate. The price you see originally is almost never what you actually end up paying. I have proof and an example of this: before I signed my lease, I agreed to pay a certain amount for rent each month. After I signed paperwork and was assigned a unit, I noticed a monthly additional upcharge of $25 for a courtyard view- something that was both not told to me until after I signed for the year, and had no control or choice over after the fact. Expect things like this- they will even charge you a fee for having an en suite bathroom. I do not think these people care about the people who live here, genuinely. This is mostly about money to them. Outside of the location, I can't say I'd recommend. Be careful.

    Please reconsider signing a lease at the Miami Preserve. There are hidden fees everywhere and the quality of the living facilities are on par with the cheap base rent prices, which of course is not what you end up paying at the beginning of every month. Please save yourself the trouble of attempting to move in early as well, as I have been charged upwards of $800 in additional costs. All in all, avoid the Preserve like the plague. The silver lining, however, happens to be two members of their staff. Braydon and Lucas in particular are wonderful in every sense of the word and without their efforts, this place would be even worse. They do their best to attempt to alleviate the ailments of the Preserve community.

    It’s been a year since I’ve lived in Preserve and it has been good so far. I chose to live here as it’s close by MiamiU which is pretty convenient. With having access to a great pool and a lively clubhouse space, Preserve gives off a homely vibe. The staff members are attentive and always ready to help when needed. I love it here! It’s my second home far away from home.

    Overall this is a nice place to live, especially with the pool and staff. I just have to say that I have had several unreasonable experiences with the fees at this complex. They are sneaky and not communicated clearly with the residents. And once you are charged, they are completely unwilling to change. One example I had was when I added a parking pass to my lease. They stated that this was “addendum” to my lease, but failed to communicate with me that this was unable to be changed if I ever stopped bringing my car (which I ended up doing). It was in their paper work but just would have been nice of them to be clear about this matter, especially since I clearly explained my situation to them. I ended up having to pay $25 per month without using my parking spot. Another example is when I moved out. When I moved out, I completely cleaned my bathroom. When I received a charge for $55 almost a month after I moved out for a dirty toilet, I was surprised and told them that the mold (which is clearly shown in the image) must have grown over that month. They refused to do anything without timestamped photos which I unfortunately did not have and told me that the charge was actually for the calcium lines from their hard water, not the black mold which was also in the photo. The maintenance team was always helpful and the facilities were nice I just want everyone who moves here to take photos of everything and be prepared for extra charges.

Overall, it’s been a comfortable and hassle-free experience—I’d definitely recommend it to anyone looking for a good apartment in the area!
