I decided to visit my nephew a few days ago, and the hallway smelled absolutely horrible. Trash was overflowing, and it’s clear that nothing is being done to fix the situation. The odor is so strong that you can even smell it inside the apartments. Management needs to do better — these college students should NOT have to live in such disgusting and unhealthy conditions!

I would recommend saving your money and not renting here. First of all, the trash has not been removed in weeks which has been a recurring issue since I moved in here. While every floor has a trash room with a trash chute, 99% of the time the chute is backed up forcing residents to leave their trash on the floor, which as you can imagine can get pretty disgusting pretty quickly. Currently, the trash room on my floor is so full of trash that you can’t even open the door. The management will threaten you with a $50 fine if they see you putting trash on the floor (which was not mentioned in our lease) but they haven’t had someone come pick it up in weeks. They tell you to use the outdoor dumpsters if the chute is backed up but those are always overflowing too. Additionally, one of the “secure” doors to the building was broken for multiple weeks meaning that anyone could enter the building which is absolutely not safe. Management’s response to this is that it would be fixed soon and then didn’t get fixed until weeks later. Also, 4/5 times I’ve had to go to the front office because of an issue the door is locked and no one is in there (while they’re supposed to be open) and they hardly ever answer their phone. Also, the hallway I live in smells like urine so strongly it makes me feel sick just walking to my apartment. They won’t do anything about these issues yet they’ll try to fine you for every little thing. I recommend saving your time and money and staying away from this place. All they truly care about is making money from college kids who have no other choice but to oblige to the scam they’re running.

I am completely shocked at how disgusting this apartment building is. Trash is overflowing from the dumpsters (has not been emptied in 3 weeks)
Broken Doors, Grass is overgrown, Pool is green, Common areas are not maintained (properly cleaned, vacuumed etc) The Management staff have no answers as to when repairs will be made or trash removed. The high priced rent includes maintenance services, trash removal, and proper upkeep - so where exactly are these funds going?
To be granted a 15 year tax abatement - “the abatement will improve cash flow by 950k-1.5m per year for the new owner” Pay to have TRASH REMOVED, and the building maintained!
One would question why the University of Dayton would allow this place to be anywhere near the Campus.
