While looking for a new apartment I came across Gateway Lofts in Centerville. I needed to move-in within a few weeks and was able to tour a unit that was available immediately. Both the unit and the ammenities (pool, gym, community room, Starbucks machine, working spaces, etc.) are superior to the other properties I toured, and at a competitive rental rate. I submitted my application within 48 hours of the tour and the application and administrative fees were refunded to me, which is a very nice perk. The entire leasing office team at Gateway, were friendly and professional, from the tour to move-in. A special thanks to leasing agent Samantha for her diligence in addressing my questions and concerns at move-in (during a snow storm)!

Tl;dr—if you just need a place for a year, this is a decent spot. Don’t plan to stay longer
(Note how many 5-star reviews are from people who only toured or just moved in. Or have posted only one review)
I’ve lived here nearly three years and it continues to get worse
Pros:
• Best part: I have an incredible view: from my apartment I get the quasi-forest between Gateway & Steeplechase, and people are pretty good about leaving it alone so we can all enjoy the view. Only true of a few units, but if you get one of those then it’s great
• Love the tall ceilings
• The fixtures and cabinets are nice (not necessarily “luxury,” but nice)
• I almost never hear my neighbors side-to-side
• Mgt is good about announcing when they’ll be in apartments for filter changing/scheduled upkeep
• I’ve never needed emergency maintenance—so I can’t speak to how well they do, but… I’ve never needed them in all this time, that is awesome
Meh:
• The clubhouse is nice, with pool & gym, and there are little events regularly. Which is great if you’re into that sort of thing. Not really a sense of community given the high turnover, but occasional free food is nice
• Snow removal is decent though there was untreated ice on new years day that made the place a hazard, but. Holiday. Shrug
• Valet trash is decent tho they usually show up well before they’re supposed to (I’ve said something, there was no lasting change). This means many people leave their trash out whenever—unsightly in winter, gross in summer
• At a property where we aren’t supposed to smoke near the buildings, I should never get smoke in my home. When the weather is nice, I occasionally have to close my window because someone is lighting up on their balcony, & lately I get a little through the bathroom vent. But. This has been way worse at other properties so I’ll take the traces and be grateful
• Appliances are hit or miss; do not assume they’re the same across the property. Was shown a unit “just like the one you’re applying for” and the dishwasher and thermostat were significantly nicer than the ones in my unit
Cons:
• Pricing is there to bring in new residents. Both times I’ve renewed my lease I have had a significant increase in rent, with updated units available at the same time for LESS than my renewal rate. I have asked for the same price as other units currently available, I have asked for an update to my appliances, and was flat out told no to both (in fairness, was told to put in a work order for new appliances and I have health issues that makes that difficult. Maybe I will do that soon and update this review depending on how it goes). There is *high* turnover here, and their pricing seems to encourage that. So if you’re moving here, plan for it to be a year and then move on, or go someplace else
• Sound bleeds a lot through the ceiling/floors. I’m writing this at midnight because I cannot sleep thanks to sound coming in from I don’t know where. And there was a point last fall where someone had a dog barking for two straight hours, several days in a row. But because I couldn’t tell them which apartment it was for sure, they wouldn’t do anything about the dog (that genuinely sounded in distress—thankfully it was a temporary thing), so I doubt they’ll do anything about this noise.
• Despite the events they hold, there is little sense of community. See above on high turnover—I used to say hi and try to get to know neighbors but have given up because they all had the sense to move out when the company jacked up their rent.

Update: I put in work orders for updated appliances as instructed by mgt when I renewed my lease for above market value and have had one denied, the other “suspended”
In December, the trash service we have to pay for took four days off for holidays—essentially an entire week. We received no discount to reflect that. The first day they were supposed to pick up in January, they just didn’t. They still show up well before their scheduled time more days than not. Yet management sent out the screenshotted email today, threatening fines.
