  If i could give 0 stars I would. Just like everyone else previously mentioned, they would have "random" maintenance checks. These checks would happen when times students were leaving. Ex. Spring break, winter break, Thanksgiving, Easter, etc. We got $81 back from an $800 security deposit. Charged us for random things that were there before we even moved in. Horrible company to rent from. Previously rented from Coady Rentals with Bryan and it was a 1000000x better experience. Would not recommend this place to anyone.

  Rented from Bobcat Rentals in the same property for 2 years straight. They kept our entire $1800 deposit and are saying we still owe them money for things that were wrong when we moved in and for other ridiculous charges. They charged us $400 to patch and paint 2 holes that were already patched. $50 for chipped wood flooring that was definitely chipped when we got there and I’d be willing to bet was not fixed for the new tenants to move in. Along side many other ridiculous charges. They do this because they know they can get away with it. They will literally try to squeeze every last dime out of you. And they also charged the previous tenants for things and never fixed them before we moved in. They also decide to run a leaf blower around 9am every day during the week even when there is ABSOLUTELY NOTHING on the ground. And on top of all of this, all graduating seniors had to have all of there things out of the house by midnight on the day of graduation and there was ZERO exception for this. Great way to leave a good last memory of Athens, walking across the stage and being forced to pack up all your belongings the same day! :) So if you like your money and your sleep, don’t rent from Bobcat Rentals.

  The biggest penny pinchers in Athens. Maintenance workers come inside whenever they please with or without your permission. At the end of the year they use your down payment to make upgrades to the house no matter what condition you left it in. If you want to get good bang for your buck in Athens use someone other than this company who leaches off of college kids tiny errors and lack of understanding.

  For my first year of renting at Bobcat Rentals, we were fortunate enough to land a house with a great location and price. The previous tenants left Bobcat rentals on a last minute notice during their lease, so we took over their lease on the promise that we would receive the previous tenants deposit. At the conclusion of the year, our previously promised $2250 deposit (5 tenants x $450 for one months rent) ended up being $520, with over $1600 in deductions. That’s right, $1600+. $700+ for paint..$400+ for cleaning...absolutely unimaginable prices, especially considering how the place was kept when we left. They made it seem as if we hosted a rodeo in our house. I can’t imagine the other customers of Bobcat Rentals received much more from their deposit. Bottom Line: not everything that glitters is gold, Bobcat Rental’s is extremely deceptive when it comes to terminating your lease and paying out on your deposit! Be careful!
