Frequently Asked Questions About Real Property Management Priority
How quickly can you find me a tenant?
When finding a tenant, we consider factors like price, location, and season. At RPM Instant Equity, we provide recommendations to help you rent out your property quickly. Our average time on the market is 30 days, but often, we can fill vacancies within one to two weeks.
Do you handle maintenance requests?
Yes. We handle maintenance requests as part of our property management service, including routine repairs and middle-of-the-night emergencies. Our team of contracted vendors is licensed, insured, and specializes in their specific field.
Can I perform repairs myself?
If an owner has a preferred handyman or vendor, RPM will prioritize using them for property service. When a property is vacant, owners can handle repairs themselves. We prefer using our trusted vendors to ensure leasing deadlines are met.
How do rent payments work?
Tenants pay RPM Priority rent, and we deposit it into our trust account. Over 80% of our tenants pay rent electronically. After the funds have cleared the bank, we direct deposit the rent from the current month, minus our fee and any other expenses, into a bank account of your choice. Owner payments are made weekly.
Should I allow pets?
You can decide whether or not to allow pets in your rental. Keep in mind that most renters have pets. If you choose not to allow pets, it may limit the number of potential tenants. As the property owner, you can set rules about which pets are allowed. However, these rules do not apply to Emotional Support Animals or Service Animals, as they are protected by Federal Fair Housing Laws.
What happens when a tenant leaves the property?
We perform move-in and move-out assessments to ensure the property is in good order and ready for new residents. The move-out assessment also allows us to properly process the security deposit after vacating the property. We also conduct routine property visits throughout the lease term to check for lease violations and ensure there aren’t any outstanding maintenance repairs.
What is your tenant screening process?
All applicants (18+) must complete our online rental application. We verify income to ensure it's at least 3 times the rent, conduct a national background check, and review credit and rental history to check for outstanding debts. We have established criteria for applicant approval that you can review.
