Building 5 needs so much work or whatever you want to call it. Hot water has been a hit or miss. The hall ways always smell bad especially first floor near the Laundry room. There is always a smell of marijuana when walking to it or down that hallway. The entrance and exit way on the side of the building on the laundry hall way smell just like dog urine from where people let their nasty dogs pee on the carpet and wall near the outside of the door. I’m kind of seeing why everyone is moving out and I think when my lease is up, im going to find somewhere else. Why isn’t the hot water hot all the time. Now matter what time of the day it’s cold. And it just smells nasty!!!

If you are some what of a clean a person and can’t stand living in filth DO NOT MOVE HERE because this place is bottom of the barrel type stuff. For starters building 5 is infested with cockroaches. No AC whatsoever. The tenants who live here are pretty questionable and will leave there trash right outside there door for days causing the area to smell horrible when you walk by it, which mind you this place is an inside community. Things such as dirty furniture, clothes, etc. will be thrown out into the atrium for weeks. Reading past reviews I’ve seen management defend there “cleaning company” and say that they’re exceptional when the most I’ve ever seen them do is vacuum and mop which even they don’t even do a good job at doing that. The laundry room is disgusting to the point where it’s almost not even usable. The top of the washers are extremely dirty and neverrrrr get wiped down. But the stairwells are probably the most dirtiest part of this apartment building. They reek so badly, the carpet never gets vacuumed. People just throw there trash wherever and it never gets picked up. There’s also graffiti that has been up on the walls for months. Also should probably mention the homeless people who come in and will sleep in the staircases because the side doors locks are always broken. The people who live here will throw parties and will blast their music 10 at night in the parking lot with no care in the world. All in all this place is horrible and has been an absolute nightmare living here :(

My “smoke-free” apartment reeked of cigarettes for the first six months. After I complained, the smoking moved outside—just in time for summer—so I couldn’t open my windows or enjoy my patio. The roach infestation started on day one and has only gotten worse. Pest control is done by staff who clearly don’t know what they’re doing. Jay in the leasing office is great, but she has no authority to fix anything. The property manager never responds to emails and has no phone number listed. I’m breaking my lease because the apartment is now uninhabitable after finding a roach in my bed. Avoid this place.

What a Scam!!!! I’m section 8 and that was explained after looking at the model. I was interested and so , I did the application process at 250.00 $ 50.00 app fee and charged up front for the admin fee at 200.00$. That doesn’t get returned for 30-45 days! That means they are desperate and need the interest gained in those return refund days. Never mind that they took it from a senior with a disability!!!! Absolutely NO Accountability. In fact they knew I was section 8 from the apartment search and the communication making the appointment. I explained Single Section 8 Senior looking for a one bedroom.
They want 2 1/2 times the rent plus the section 8 payment. Which doesn’t make any sense at all! Who would be on section 8 as a disabled senior , single and make 3400.00$ a month plus they would charge the rent at 1409.00$ to section 8 Housing for Reno! This is an application scam that is being reported to the Attorney General for the State of Nevada!!!! First they lied about the availability of the one bedroom, Then the move date got moved up by two weeks. She smiled and was so nice the entire conversation. BEWARE OF ALL LANDLORDS in Reno Nv!!!
This is not the first time this has happened and the LLC Company Named Management company for this complex is : Pride Rock Partners and LLC.
I believe there are Lawsuits pending for manipulating the Market! Do a google search on the LLC. First these apartments were built in 1970.
They are Old and run down. The elevators can’t even fit a bed. Look at the pictures of the hallways and don’t believe the Agents. They are trained to deceive and steal!!!
They have Three active cases for Tort. It’s proven and Shakira is named as one of the Plaintiffs.
Section 8 doesn’t apply to the rent requirements of income for two or three times the rent.
Also: When enquiring about the denial, She (Rose) wouldn’t answered questions, The Quote was
“Have a nice day”. Closing the conversation.
I then received a voicemail and an email from Jay Copeland. They are attached. I answered the email on the tenth and Monday will be the 15 th without a return email.

Section 8 vouchers are handed over at approval and Admin fees aren’t assessed until approved. You didn’t reply in written form as requested per my email. And you denied the application for requirements: Stating income not at the required 2 1/2 times. Which does not apply to section 8 vouchers. There is a communication barrier and you are not transparent. This is a huge issue for tenants not being informed on the rental process. If you are a tax credit property, there are strict State and Federal laws that apply. The state of Nevada also requires Leasing Agents to be licensed Property Managers with a Real Estate License. If you are asked for reasons of denial you should state the reason, down to the understandable response from your admin team in terms of federal response and explanation. Giving out false information on federal funded or tax credit properties is illegal.
