– Response to Unfair Treatment
Hi,
First, I would like to clarify that I live alone, so my water usage is not significantly affected compared to multi-person households throughout New Jersey.
Also, I have never requested maintenance because the toilet was “old.” I reported the issue strictly because of the severe odor coming from the lower-floor bathroom. The upstairs bathroom had no smell, and although I suspected the internal components might be rusted, I am not a professional, so I simply asked for the odor to be fixed.
Once again, I want to emphasize that the maintenance team has always been quick, professional, and helpful. I have absolutely no complaints about them.
Ms. Peggy Childs,
Because you were not here last year, you cannot imagine the amount of stress and hardship I went through regarding the water bill issue. Your method of calculation is extremely confusing and wrong. After the leaking toilet was repaired on August 7,2025 I was told that if we monitored my water bills for the next two to three months, we would be able to determine my true average usage and discuss the matter again. However, when I went to speak with you, you compared my bill to your own usage and refused to offer any resolution.
That’s fine. Please do not issue any refund if you choose not to. But what I cannot understand is why I am being blamed—without even a single word acknowledging the abnormality of the bill or the hardship this situation caused me. This is truly unacceptable.
And unfortunately, this is only one of many issues I have experienced here.
Should I list them all?
When moving in, everything seems very friendly, but once problems arise, they are ignored, minimized, or dismissed. I deeply regret renewing my lease, and now I am simply waiting for the day I can leave. I originally planned to stay for four years, but it has become very difficult to tolerate such disrespect. I miss Gaby, who—even if she avoided issues at times—never shifted blame onto residents or treated someone suffering through a problem so unfairly.
It makes no sense that the water bill was extremely high when I didn’t even use that much, and it’s also strange that there were months with no bill at all while I was living here.
I am still certain that I paid more than what I actually used. But there’s nothing I can do now — I’ve already signed the contract.
I strongly advise others to consider all of this carefully before deciding to move in.
Don’t move here and go through the same pain I did.
Teresa’s the best, couldn’t ask for a better property representative. Here’s to many more years with her and the place I’m blessed to call home!
Overall, I liked living here — the apartments are nice and maintenance was always quick to respond and come over to fix things.
However, how am I supposed to know I am being charged for 1–2 months behind when every month it’s just for one month? My last bill ended up covering two months, which was very confusing. The billing process for utilities is very confusing. The portal doesn’t clearly show which month(s) each bill covers, and the wording makes it difficult to understand what you’re being charged for.
Throughout my year living here, it was hard to get someone on the phone or to get a response to emails.
When I moved in, the apartment was gross — nobody had cleaned it, and I had to do a lot of the cleaning myself. The washer and dryer were very old and worn out. I had to call for a new dryer because it was really disgusting. Maintenance was great and ordered a new one, which arrived fairly quickly.
Another issue was with garbage pickup. There were several times when the trash wasn’t collected, and I had to load my own garbage into my trunk and drive it over myself after it had been left out all night — sometimes rained on or covered in bugs.
It was also really annoying how many flies would get in the apartment. I cleaned constantly, kept the door closed fairly quickly, and still found flies hiding behind the window blinds. At one point, I also had to deal with a lot of ants.
The pond on the property is awesome, but it’s disappointing when the geese leave droppings everywhere, and you have to walk around so much poop.
I also felt very safe living here, but the gate isn’t very secure. Anyone can use the code to get in, and my code never worked half the time. You have to press the buttons super hard for it to work, and usually had to input it like three times. A car gate opener would be much safer and easier in my opinion.
On top of that, they charge a lot of monthly fees, not even including your PSEG utility bill, which is very expensive every month. The combined water and sewer bill is also super expensive — it seems to be shared with neighbors, so even if you don’t use much water, your bill can easily be close to $100 a month, which I think is insane for an apartment.
For how much residents pay to live here, it’s disappointing to deal with poor communication and problems like this without any compensation or proper follow-up.

I recently moved out after living here for about 7 years. When I moved internally a few years ago, the previous management did not charge any fees, but the current management has charged $1,175 for wall repairs and painting. This seems unreasonable, as these are typical signs of wear, like kids crayon marks or small holes from hanging curtains, which I had already filled. I have paid a significant amount in rent during my stay and do not understand why I am being charged this additional amount upon moving out.

I am very particular about where I choose to live and visited nearly all of the apartment communities in Cherry Hill, New Jersey before chosing Burrough’s Mills for my home.
Burrough’s Mill is a lovely apartment community in the heart of Cherry Hill and close to every thing that really matters to me like shopping, dining and major roads and highways. It is spacious, very well kept and pleasing to the eye. The recently renovated apartment homes are simply gorgeous.
My occasional interactions with the office and maintenance staff have always been positive and productive. They have made living here a great choice and I am grateful for their efforts on behalf of the community they serve. Tabitha was fantastic and went an extra mile to ensure that my living experience is to my satisfaction.
Thank you.
