    Don’t live here if you can help it. Encountered various issues while paying $650 a month for an “elite” 3 bed unit. Many amenities that they boast about are not provided or very limited. This includes the pool not being opened a single day during my lease, and the clubhouse being closed after around 6pm every day (it was not under renovation as the property owner responded to a previous reply with that excuse). Beyond the lying about amenities, the staff is also terrible. I had a maintenance guy (?) walk into my bedroom without a single knock on any door, and he quickly ran out when I screamed. They also deactivated my apartment key while I was at work over Labor Day weekend (3 day office close) and charged me a $50 lockout fee to send a maintenance person out, who was the rudest woman alive and showed up 3 hours after I called the hotline number. No response from them other than a “we’ll look into it”. The workers at the front desk don’t do anything except give tours and make social media posts, don’t expect any kind of useful help from them ever. Oh, and they also took a lot of my deposit for a nightstand drawer that was “broken” (there was literally nothing wrong with it). Those were the main issues. Every other review mentioning paper thin walls, dirty apartment upon move-in, uneven floors, poor snow removal, etc. are all true. The pre-generated reply from the “property owner” on every single one of these reviews is silly at the least and an outright lie at the worst.

    If you’re thinking about moving to Grand Forks, don’t make the mistake of renting here. The management is terrible and will scam residents in every possible way. They start by advertising rent at $660, but the very next month it jumps to $735, and then they add $20 for every month you stay after that. I don’t even want to mentioned electricity bills. The service quality doesn’t match the price — it only gets worse. When it’s time to move out, they’ll try every trick in the book to avoid giving you your rightful refund. It’s stressful, dishonest, and completely unfair. Avoid this place unless you want to regret your decision.

    Giving a one start since I’m so excited for my lease to end after only being here a week. Their roommate pairing thing is horrible and they don’t listen, I’m currently on a waiting list since “all the rooms are full” but have had contact with UND telling me otherwise. The apartment is a disaster and the roommates don’t clean, I’m not the cleanest person but this is disgusting. We’ve contacted management to try and get me out of this apartment. I will never be returning here and I hope that others don’t go here - find another place to live trust me

    We moved our daughter in yesterday and I was very disappointed on how dirty the apartment was. I cleaned puke off the bathroom wall, all the floors were dirty and sticky, the baseboards were so dirty I had to scrub everyone of them, the toilet was dirty, and grease on the ceiling above the stove. For the deposit we had to pay you wouldn’t think we would need to clean the whole apartment before moving in.
