At Real Property Management NC East, we are not the most expensive Property Management Company in our market, and we are also not the least expensive. Will the rent be able to cover my mortgage and other carrying costs?
Part of our discovery call with potential investors is to review a process in which we provide a cash flow analysis to ensure that the goals of your property are within reach and obtainable. We must consider your current mortgage payment to include (PITI) Principal, Interest, Taxes, and Insurance. This also includes any potential secondary mortgage liens, and HOA monthly dues.
Will I be able to approve (or help select) the resident?
At Real Property Management NC East, we take pride in our resident selection criteria process. In fact, our current industry leading eviction members are under 2%, where the industry average is slightly above 4%. With that said, when we professionally manage your investment property, our goal is to remove as much risk and liability exposure to you as the investor, by making this an arm’s length transaction. We have a proven strategy to vet applicants to ensure they meet Real Property Management NC East’s standards.
When/How will I receive the rent payment?
Our accounting team will have the funds available and transferred, to include a monthly summary report to you by the 20th of each month.
What happens if the tenant is late on rent payments or stops paying?
We have a defined process at RPM NC East. Our communications portal is available 24/7 and has been a great asset in this market. When we move in a new resident our coaching standards ask each resident that should they not be able to make their payment by the 1st of every month that they contact our office proactively to make other arrangements. In our experience, when a tenant is going to be a few days late, it most likely revolves around a pay period that does not fall at the beginning of the month. Should we not receive any communication from them, we will reach out and contact the resident on the 3rd of the month to better understand their situation. If there is going to be circumstances that keep the resident from making their payment prior to the 10th, we will reach out and advise you of the situation and the steps that we will be taking to mitigate and rectify the situation.
How long will it take to find a resident?
We strive to find quality residents to provide maximum profit for your investment property. Through our vigorous vetting process, we ensure that the resident that is placed in your investment property is a responsible individual that will care for your home. In our screening process, we take extra steps to speak with the previous landlord to understand the how the resident maintained the property. We strive to place residents within 29 days, however, there is no guarantee. We can say that in this market we have been seeing properties rented and moved in within 10 to 14 days consistently. However, each investment property is different.

How do I pay my rent?
Lease agreements establish rent rates, due dates, and payment processing methods. Once you sign the lease, you are legally bound by its terms, so ensure you comprehend the document fully before signing. Rent payments are made via the AppFolio portal online and can be accessed through www.rpmnceast.com. Rent is due on or before the 1st of each month, regardless of weekends or holidays. You can set up automatic payments through ACH or pay using a credit/debit card. Note that any payment method other than ACH incurs a convenience fee of 3.5%.
Can my rent be increased during my stay?
After you lease has expired, landlords have the right to increase the rent depending on the economy and several other factors. If you plan to continue residing in the same home next year, carefully review your new lease to check for any rent adjustments.
What is my security deposit for?
The security deposit serves as a fixed sum of money that landlords collect as collateral for the rental property’s structural integrity and cleanliness. Essentially, this amount is reserved by the landlord to encourage tenants to maintain the rental property well. If proper care is not taken, it provides the landlord with the means to recover any losses. Real Property Management NC East has partnered with Obligo, and if you meet the qualifications, you might be exempt from paying an upfront security deposit.
What is your pet policy?
Our Pet Policy is that each animal must be up to date on all vaccinations required by law and there are no pets allowed over 100lbs. This could change depending on the homeowner and if they want to allow pets or not. We currently do not have breed restrictions; however, we use petscreening.com to verify all animals to ensure each animal meets our requirements. If approved, our Pet Policy consists of a one-time non-refundable fee of $350.00 per pet and a pet rent of $50.00 per month, per pet.
What kind of maintenance will I be responsible for?
Tenants are responsible for, but not limited to, basic yard maintenance (ex. Mowing, weeding, watering, etc.), appliance (a/c, refrigerator, microwave, etc.) filter changes every three months, compliance with building and housing codes, waste disposal (including animal waste), battery changes (ex. smoke/carbon monoxide detectors, etc.), and overall care and cleanliness of the property.
How do you screen potential tenants?
Real Property Management NC East takes pride in our tenant selection criteria process. We use a 5 step Tenant Scorecard to ensure each tenant meets our requirements. These 5 steps are: Applicant Information, Rent Payment History, Eviction History, Criminal History, and Credit History. We do not have a minimum credit requirement because we understand that each situation is different, and we will consider each issue before we make a final determination.
What happens if I don’t pay my rent on time?
Resident must pay rent on or before the 1st day of each month (including weekends and holidays) by 3:00 p.m. within 5 days of the grace period. A late fee not to exceed fifteen dollars ($15.00) or five percent (5%) of the monthly rent, whichever is greater. We understand that issues sometimes arise. If you are unable to make your rent payment on time, please contact our office as soon as possible to notify us. Consistent late payments will not be tolerated.
