I always read reviews before I make a decision. I have taken everything into consideration but I visited Philo 11/21 and toured the facilities. I was impressed with what I saw. They are under new management and making renovations. If there are any kinks to work out, I hope it’s done by the time my daughter moves in. The HIghlight of this tour was Ms. Jaletha. Her level of professionalism and patience were greatly appreciated. Ready for Fall 26

Run. Don’t walk, RUN away from this place. At first, everything seemed fine when I moved in. The apartment looked decent, management acted friendly, and I thought I had found a fair deal. But the nightmare starts when you move out.
They hit you with ridiculous charges that make no sense, things like “deep cleaning fees” or “repairs” for normal wear and tear that any other decent landlord would consider part of regular use. The amounts they charge are outrageous, far beyond reasonable. It honestly feels like they’re looking for every possible excuse to squeeze more money out of you once you leave.
What’s worse is how sneaky it feels. They wait until you’ve moved out and can’t really fight back, then send you an inflated bill that you’re stuck with. I’ve rented in other places and never had to deal with anything this extreme.

When I moved into my apartment, there was animal poop in the carpet. Once I cleaned it, the facilities are actually really nice. The problem is management, who was unhelpful from the process of signing the lease until I moved out. Many residents smoked, left trash, and revved their engines in the parking lot, so it was smelly and loud at night. For the money you’d pay here, you can get much, much more elsewhere.
Strongly recommend finding another place. I wish someone told me not to live here.
