My favorite part of the day was coming home to hearing my number prance around the apartment above marching like a band member. I can hear the neighbor open/close door, slam the door, pee, and have sex. I made several complaints to the leasing office with no resolution. They don’t care. I had several emails where it took weeks for a response. The neighbor would keep me up til 3 am and wake up early. I felt as if I was on their time.
The doors are not properly installed in the apartments to the point where bugs, centipedes, and lizards were crawling through the crawl space of the door. I brought this up to them and they sent maintenance to spray. I then had to request for a professional to come to spray. If I pay a fee every month why wouldn’t they just have sent a professional instead of maintenance. The floor tiles are not flush to the wall and that maintenance request was never successful filled.
I was miserable living in this place. I couldn’t get rest. I was constantly killing and catching bugs. People are constantly racing on the road in the middle of the night. To top it off, packages are constantly getting stolen and the property manager told me that they wouldn’t go get my package from the door because they would have to do it for everyone. Then they said they were working with the resource officer about the issue. Still no update. If you’re gonna live here, get a PO Box, bug spray, and some noise cancelling ear plugs.
I started having mental health issues and to the point where I wasn’t stable enough to live in another state by myself and the leasing office did not honor my letter from my psychiatrist stating that I needed to break my lease. They still made me pay the buyout fee and told me that I would either have to die or be active military to break the lease with no buyout fee. Very inconsiderate and insensitive.
Please make sure you follow up with every conversation from the leasing office with an email.
All in all, if you can handle these inconveniences then this is your place. Don’t let the stainless steel appliance fool you. The apartment is more like a studio with a wall, no hallway or storage space.

DID NOT MOVE HERE---This place is NOT WHAT IT USED TO BE------You have NO PRIVACY HERE. This place is TOO EXPENSIVE to take away residents’ right to privacy………The manager has a LOW-Income Mindset and perspective of the world, and this impacts the negative way she treats residents. This new manager feels the NEED to WATCH and monitor residents constantly. Residents pay too much money to live in what is supposed to be a Classy place. Yet, this manager rigorously inspects residents in the same way as those at low-income places do. So, residents are paying two to three times the rent just to be treated as LOW-INCOME residents. This current manager used to work for the two twin sisters who used to manage this property. These sisters were a CLASS ACT, and they treated residents with respect and dignity. The managing twin sisters were accommodating. They ensured that residents’ maintenance requests were handled promptly. The problem is that this current manager did NOT learn anything from those sisters. Heritage Properties should be ashamed of itself for hiring a woman with a LOW INCOME perspective who thinks everyone is lying, everyone is a thief, and everyone needs to be watched closely. Many people have complained about the way the manager negatively treats residents and allows her maintenance men to CONSTANTLY COME INSIDE PEOPLE’S APARTMENTS!! This manager is NOT a Class Act because she YELLS at residents and treats residents like they are her children. This new manager has started new QUARTERLY inspections, whereby she and her MAINTENANCE team search RESIDENTS’ bedrooms EVERY MONTH and sometimes much more. This is a constant hassle to residents who WORK FROM HOME, WHO HAVE PETS, and have minor children coming home from school alone. Yes, these are supposed to be Quarterly Inspections, but the manager finds some reasons for her Maintenance MEN to come inside residents’ apartments almost EVERY MONTH. This place takes away residents’ dignity. This might be why people are constantly moving out.
----- Instead of inspecting residents' apartments every month, the manager should attend to and solve the problems residents have, such as ensuring their maintenance requests are completed promptly. You can FREEZE due to your heating unit working, but the manager does not make maintenance come to help at night. Residents have to stay in the heat or cold overnight because maintenance men will NOT help residents at night. This manager stands behind her maintenance men’s slow response. This did not happen when the managing twin sisters were here.
1. The bedroom doors do NOT lock, and the frame and door are so far apart that anyone can see inside.
2. The floors squeak and wake you up in the middle of the night when your neighbors walk across them.
3. No one answers the phone or return residents' phone calls promptly.
4. They should train this new manager to respect residents and their right to privacy...........Residents do expect some privacy and not to constantly have the manager in their private bedrooms.
+++++ This used to be a very nice place to live. Hopefully, Heritage Properties takes this feedback in a positive manner and will try to address the way residents are treated. Management's goal should be to return to what once was when they held a balance between their need to inspect and the need to allow residents some privacy, especially those who work from home. On the other hand, if management are going to treat residents like they are low-income and feel the need to constantly watch them, then they should reduce the rent to low-income status. After all, without residents, no one has a job.

Far too expensive for how cheaply built the apartments are. The walls are very thin; you can hear everything your neighbors are doing (esp. upstairs neighbors). There are several areas of the kitchen and bathroom that lack floor boards. The balcony door was too small and not properly fit to the doorframe, and the bathroom door was too large for the doorframe/wouldnt close properly due to the poor paint job.
There is a pretty bad pest problem that I tried to address several times, and even requested to be placed on a continuous biweekly pest control schedule — the request was honored for a short time, and then randomly abandoned without reasoning. Considering they charge their tenants monthly for pest control and there is a building with a known issue — you would think the property would take initiative and place the entire building on a consistent schedule as opposed to requiring tenants to request services.
They allow other tenants to obnoxiously park in 2 parking spaces, limiting the amount of parking outside of the apartment buildings.
As my work doesn’t allow me to take many phone calls during the day (and as someone who prefers a written record), I repeatedly emailed the office when I needed something and more often than not, the email was not responded to. I had to take several issues directly to the owners (Heritage Properties) for things to get done.
All in all — I’m sure there are worse places to live in Jackson, but I’m also sure there are better.

I have lived here for about 6 months now and I must say it is a great place to live. Its very quiet (In which I love) I was a little nervous about living in an apartment after being in houses for 8+ years wasn't sure apartment living was for me again. However, I absolutely love the apartment up to date appliances and the floors are exactly what I wanted. There is not a lot of rift raft and I hope this apartment community continues to keep that out and keep its standards. I enjoy coming home to the beautiful well kept grounds. I love my spacious patio and the spacious apartment my kids and I are definitely not on top of each other as most apartments would have you. I read some of the other reviews from other post and I don't see any of what they were saying. I am very satisfied with the choice in the Reserve of Jackson and I pray they continue with the standards and practices they are using in keeping our Apartment Homes as nice as they are. The staff is very professional Sophia , Ms. Gwen are a joy to work with.
