    Asked questions in regards to community for a friend possibly relocating to St. Louis. Manager was very professional and did not rush my phone call at all. I will recommend this community to my friend, should they move to the area.

    I’m writing this review to provide an honest and candid account of my one-year experience living at Vanguard. I lived at Vanguard for 1 year, and moved out in July. While the property may appear appealing at first glance, the property was mismanaged, poorly maintained, and a the leasing staff had a general disregard for residents’ concerns. My partner and I felt extremely taken advantage of. 1. Misleading Pricing & Hidden Fees:
Despite repeated claims of “transparent pricing,” we encountered numerous hidden fees throughout our lease. I’ve attached a list of these unexpected charges to help future residents avoid the same surprises. 2. Excessive & Unprofessional Email Communication:
We regularly received emails that were not only excessive but often felt demeaning or threatening. Many included arbitrary fees or unfounded accusations, which felt accusatory and disrespectful. For a so-called “luxury” community, this level of communication was unacceptable. 3. Amenities Frequently Unavailable or Misrepresented:
Valet trash service, which we paid for, was routinely skipped leading to foul hallways. Instead of fixing the service, management threatened residents with fines. The pool remained closed well past Memorial Day, and communal areas like the lobby, printing center, and coffee station were often rented out without notice, making them inaccessible. 4. Questionable Renters Insurance Practices:
Earlier this year, mid-lease Vanguard attempted to increase our required liability coverage from $100,000 to $300,000—without cause or contract renegotiation. It felt like an opportunistic attempt to shift even more responsibility onto tenants. Only after we pushed back did they defer the change until after our lease ended. 5. Move-In Issues & Lack of Accountability:
We moved into a dirty apartment—clogged tub, water-damaged cabinets, LED tape under counters, and a damaged stovetop. We submitted maintenance requests, but the problems were never properly resolved. Despite noting the stovetop damage during move-in, we were still charged $125 for resurfacing. When we asked to review our move-in report, we were told it had been “lost.” This felt incredibly convenient for management and deeply unfair to us. Future tenants: document everything and keep your own records. Unfortunately, despite our hope to make Vanguard our home, our experience was marked by frustration, rude communication, and a sense of being taken advantage of. I wouldn’t recommend this property to anyone looking for a respectful, professionally managed living environment. Required Fees (Not disclosed in initial leasing appointment) 1.     We lived at vanguard for a little over 3 years and there are some pros, but mostly cons from my perspective. There have been three different management teams and the first two were pretty subpar. We’ve had minimal interaction with the current staff, but they are at least helpful and seem better. I wanted to leave a list of items that I think should be considered before moving here: 1. The trash compactor is really loud, so you’ll hear constant buzzing around the property. 2. The trash compactor is a terrible solution and it is always clogged. There will be trash piled everywhere in the garage many times per week. 3. Don’t count on recycling. That compactor is also always clogged and ends up in the trash anyways. 4. The apartments are getting older and that means so are the appliances and other finishes. We had rusty light fixtures the entire time we lived there that Vanguard would not swap out. The cabinets are covered in terrible flat paint with warped shelves that aren’t sturdy. Our washer worked abysmally the entire time we lived there and requests for it to be fixed went essentially ignored (told to do smaller loads despite it never being more than half filled). They would resolve our maintenance requests and replace an unrelated knob. 5. In addition to appliances, the AC units are also old and going out. We went without AC for multiple weeks in peak summer. 6. Pray you have good neighbors because you will hear everything. We had 2 sets of horrendous upstairs neighbors. 7. The pool area, grills, etc are getting more dilapidated. The grill had a broken handle almost the whole time we lived there (we did make the office aware). 8. Amenities that were advertised to us didn’t work including the outdoor gas fire pit and the bathroom mirror TV. I think they finally took these items off of their listings. 9. Despite other things falling apart, they put up a garage door that broke frequently after installed. 10. Document EVERYTHING on move in or you will be charged. The first management company pre filled out our move in paperwork and essentially told us we had nothing to worry about. It was good that we had photos of pre-existing damage. The current management did work with us on this. 11. Rent as listed is a few hundred less than you’ll likely pay with other fees and parking. 12. We had multiple leaks into the apartment below us. Not something anyone can control, but beware. 13. Any outdoor seating will be covered in bird feces and not cleaned up (consistent for the 3 years we lived there). 14. The pool will be randomly closed for various issues throughout the summer, so don’t make firm plans to use it. 15. The package room door pretty frequently goes unlocked or doesn’t work. 16. Their corporate office won’t help you. When our AC was out last summer, we were trying to get help and the old management company was nowhere to be found during hours the leasing office was supposed to be open. I called Banner with no returned calls. 17. Another trash comment: they’ll force you to pay for valet trash. The trash sits in the hallway so you’ll consistently be greeted by the fine smell of trash as you come into your home. In general, the apartment location is good, which is why we stayed. The apartment layouts are also nice and open, so that’s also a plus. Again, the new management at least seems better, but those positions have been a revolving door. If you want to live in the area, have low expectations, and can tolerate noise, Vanguard is probably fine for you.

    I had an issue with my lease . I called the office and Beth Drees helped me understand it. She went above and beyond explaining it to me. She made sure I understood everything before we hung up .
