If I could give zero stars if I could. The building was disgusting and no maintenance problems were ever solved. The unit flooded every time it rained, and there were mice and cockroaches in the kitchen. We called maintenance about 15 times and no one ever came for anything—even when my shower head fell off. Every single month my roommates and I were overcharged for utilities ($320 total for water and electric even when no one was home for a month and nothing was turned on), even though we were told we would only have to pay for electric each month. After I moved out my roommates and I were sent a bogus move out charge for cleaning and damages totaling over $1000. This was after we sent proof of a deeply cleaned and undamaged unit. Nobody answered any calls, texts, or emails for 3 months. After threatening with lawyers the finally “dropped” the charges—even gave me a final statement of $0.00–but now are saying the original balance was sent to corrections and is ruining my credit. No matter what you do. DO NOT LIVE HERE!!!

⚠️ WARNING – PERSONAL EXPERIENCE ONLY ⚠️ This review reflects only my personal experience and opinion after living in multiple apartments owned by this company. In my experience, this company consistently acted in ways that benefited themselves at the expense of tenants. I was offered one month of free rent if I renewed, but when the time came, they refused to honor the promise and locked me into a year-long contract. During a trip away, I returned to find my apartment door wide open, and items stolen. I filed a police report documenting the loss. Despite my reports, the company never accepted responsibility or offered compensation. Other ongoing issues included: • Being required to buy a mattress for a provided bed frame, only to be given the wrong size frame, forcing me to store it awkwardly in a small studio. • Managers and employees constantly turning over, leaving tenants without reliable support. • Delivery problems: mail carriers often lacked access, leading to packages being returned. • Poor building upkeep: hallways often dirty and foul-smelling. • Excessive street noise with no mitigation. When I finally moved out, the company billed me for painting and cleaning, even though I had left the apartment in clean condition and had caused no damage beyond normal wear. It is my strong conviction after years of renting from this company that these practices are systemic, not individual employee mistakes. I believe the company relies on policies that disregard tenant needs, create constant frustration, and then charge tenants unfairly upon exit. I am willing to amend or remove this review if the company reaches out, resolves the improper charges, and addresses the losses I documented while living in their property. Until then, this review stands as an accurate description of my personal experience.

I’ve lived here for over 2 years and my washing machine went out a few days ago. I put a maintenance request in and got no follow up. I decided to call to check on my request and they informed me that they were prioritizing new tenants and existing tenants would not be able to have maintenance requests fulfilled until the 16th and that I would have to wait to have my washing machine issue addressed until then. Then when I asked for a corporate number Darius conveniently couldn’t find a corporate number or someone else to talk to about this issue. This place has really gone downhill since I moved in here. The pool is always disgusting or closed in the summer months, the buildings are not properly cleaned regularly and there is always a bad odor at the U due to the trash chute. The staff doesn’t seem to care at all about this place or their paying tenants. I was also told by the former long term maintenance guy on his last day before quitting that there was a dead body of a tenant at the Sterling that was known about and improperly handled by management and not promptly reported. I would avoid moving here or moving your kids here for college. And they use chat GPT to respond to complaints. Can’t really get more impersonal than that.

This place was great before management changed over. most of the employees in the office are so helpful and nice especially jace! but this whole moving process from one unit to another has been horrible. i was supposed to transfer apartments on the 1st and was reached out to on july 25th to confirm that i was transferring on the 1st, i told them yes and they put the $250 transfer fee in my account. the next day i started to receive texts about move out so i reached out to the office and asked if that was something i should be concerned about and they told me as long as the transfer fee was paid (which it was) that i was put down to move out on the 1st. the day AFTER that my apartment was entered completely unannounced while i was in bed by cleaning crew, i am a young girl who lives completely alone. that’s scary and unacceptable. when i called to tell them my apartment was entered i was told “oops we had you marked down for the wrong day” when i told them it was unacceptable i was met with rude incompetence from latisha she basically told me “it’s human error there’s nothing we can do” i let it go and continued packing to move. the 1st came and i got to my new place and it wasn’t what they showed me at all. i went to the office to tell them and the blonde girl in the office was so helpful and i was offered other options which i took and i got moved to a different unit by latisha. then two days after move in my apartment was entered unannounced again by latisha and i was told “oops we had this unit down as vacant” how?? she herself wrote up my lease and had me transferred herself. she is rude and dismissive and completely unprofessional and unhelpful. the location is great but not worth having your apartment entered and being treated like less than by managers.
