- ISIvan S.Dec 18, 20251.0Inquired about the one-bedroom apartment priced at $775 plus fees, located at 120 W Elizabeth St, Independence, Missouri, and managed by Grit Property Group. “Plus fees” means you will be paying $30 for the RBP package, $10.95 for renter’s insurance, and $50 for water/sewer/trash. If you have pets, that’s an additional $50 per animal per month. On top of that, you are responsible for utilities—gas and electricity—which will add approximately another $200 to the bill. In total, you will end up paying over $1,000 for an old apartment that does not have a washer and dryer, dishwasher, or microwave. Additionally, the laundry facility is not free for residents, so you will be paying extra for that as well. Are you serious? At this price point, you can find a luxury apartment with the amenities mentioned above. Not to mention, this property does not offer any amenities at all—no gym, no pool, etc. The “cherry on top” is the RBP package, which includes a charge for changing air filters in residents’ apartments. This should be part of building maintenance and the landlord’s responsibility. You are violating the law here, and I hope you are aware of that.

Upon moving in they did not clean the apt it smelled horrible and they moved us into an apartment that was full of black mold. We have had issues with leaks walls cracking and the windows let all the cold air in. The apartments are not worth $500 on section 8 yet they are charging $1,025 per month for this place. I have attached all photos from the day we moved in. When maintenance came to fix the mold issue they sprayed stuff over it and said that was good, mind you not being here a few days me and my kids began getting sick from the mold. Our most recent issue was all of our electrical sockets in the living room stoped working! When grit was contacted Thur night I got a text Friday afternoon that someone would be reaching out. Here we are Saturday Dec 6th and still no call and still no electricity in the living room. Stay far away from grit they rent slumlords properties and don’t care about charging you an arm and leg for slum.

Don't communicate well, manager doesn't return calls, maintenance don't understand when you explain a problem they come do the opposite. Say they gonna make changes still no positive results,but they want that rent and exactly on the first. No grace period whatsoever, just awful.

From explaining the renting process, to showing the new floor plan layout for the apartments. (Which look amazing) he showed me the place from top to bottom.
