    Dirty toilet water leaked through our ceiling from the apartment above. A month later and the work is finally finishing up. Despite literal fecal/urine matter coming through from the toilet and the apartment not doing ANY cleaning of our carpet, the walls, or anything else until the project finished tomorrow, they refuse to prorate our rent because the room was still “habitable”. I’ll edit this if it changes over the time we live here, but so far they have shown a complete and utter lack of care for their residents. This comes on top of our car being broken into in the parking garage and it taking two weeks for them to even look at the cameras because they were “too busy”. On top of that, we were told the cameras aren’t even focused on the cars but are instead watching the garbage areas or just the elevator entrances. LOL

    I’ve lived at 808 Berry Apartments for four years, but I finally decided to move out, and I’m doing so without hesitation. At some point during my time here, there seems to have been a change in management. The current team is highly unprofessional and shows little concern for residents. In the summer, the AC in my unit broke for several days, and at the same time, the toilet inexplicably clogged. The entire apartment became unbearably hot and smelly. I reported both issues immediately, but management offered no solutions, no temporary accommodations, and showed no urgency in handling the repairs. It was miserable, and no one seemed to care. Dealing with the management was incredibly frustrating. Throughout our communication, they were dismissive, condescending, and made no effort to help resolve anything. On top of that, there were times when strange individuals were seen wandering inside the building. I also reported the smell of marijuana seeping into my unit, which was never addressed. Their maintenance team is also terrible. They once left my apartment unlocked after a repair and left dust all over the place. Shockingly, they used my kitchen scissors, which I normally use to prepare food, as a repair tool. When I found them afterward, they were dirty and clearly mishandled. Don’t be fooled by the seemingly low rent when you first move in. The renewal rates go up significantly every year, even though the quality of service keeps getting worse and random fees keep piling up. This year, residents received a written notice of a steep rent increase. That was the last straw. I’d had enough, and I moved out.

    Glad some people had a better experience than we did, but save yourself the headache and live elsewhere. This is without a doubt the worst place I have ever lived in terms of how they treat tenants. During the two years we lived here in a market rate unit, several community rooms and other amenities were in disrepair or closed all together. Our unit AC, which we were assured would be fixed prior to move-in, remained broken for weeks with no communication from management about when it would be fixed. Eventually they brought us a window unit after weeks of asking for solutions during a heat wave where temps were consistently 80-100 degrees F. I don't think the air conditioning in the fitness center ever consistently worked, and I know many of the machines in it (stationary bikes, etc) did not work for the full 2 years that we lived there. The pool was closed for most of the only full summer we had in our unit, but despite being fully closed in mid-August it was left full of dirty water to turn green until the fall (pictured, look through the window). The hot tub that was supposed to be a year-round amenity was out of service from shortly after our move-in in 2023 until summer 2025 - we never got to use it. We filed several noise complaints about upstairs neighbors who would have yell and do god knows what to sound like a herd of elephants from about 9pm-5am every night and dropped cigarette butts through their deck boards down onto our deck; we eventually just gave up and learned to live with it. Our vehicles were broken into and our bike was stolen, with no action taken by management despite it being brought to their attention. On no fewer than five occasions we had encounters with unhoused people who were in the underground/"secure" garage and interior building stairwells - everyone deserves a warm place to sleep, but as single women it was highly disarming to have these interactions with often erratic-behaving folks, and little action seemed to be taken by management when these concerns were brought to their attention. Our unit was okay for what we were paying - we weren't expecting the Four Seasons - and we had a great amount of space, but we were consistently frustrated by the lack of care management seemed to put into building maintenance beyond the lobby, with consistently dirty, garbage-strewn garage areas, elevator bays with rotting food spills, and parts of our unit that were poorly installed or damaged and not repaired before move in. The call box never worked or we were never added, despite asking on multiple occasions. More than anything, we were exceptionally frustrated that management was unresponsive at best, combative at worst, during every interaction. I can imagine their jobs are not easy with so many units and a fairly small team on site, but the disdain with which they treated us for simply asking them to do their jobs was incredibly frustrating. Nobody wants to be treated like a Karen just for asking for their landlord to hold up their end of the deal. We were excited to live here when we first signed the lease - it was close to work, the amenities seemed great, the community members were all really nice and it was a diverse group of ages, races and occupations - a great microcosm of a city neighborhood. By this summer, we couldn't wait to get out. Now, management is charging us exorbitant fees for carpet replacement in our former unit, despite the fact that the damage was both minor and not done by us; we have a walkthrough video from before our move-in in which we believe you can see the damage spots (albeit it's a bit grainy to zoom in on the tiny spots because it was not intended to note imperfections in the unit), but the community manager says she doesn't see them at all. We are strongly considering taking this up in a legal setting to avoid the fee, but it's going to require a lot of time and potentially more money to do so even if we win, so we're out of luck either way. I could never, in good conscience, recommend someone live here.

    TLDR; great place to live if you never have to deal with or talk to management. Lived here for 3 years! All the stars go towards the apartment units and maintenance team. Otherwise negative stars for annoying management. Current building manager is the third and the worst. Candy always giving me attitude calling me “antsy” for once asking how much my rent will increase. I get there’s an order on how they do things, but if my rent goes up 10% (which it did in 2023), i want to know so i can start planning for my next move and give the required two month notice. But their process is they won’t give you next year’s rate until a month before your lease is up. So how does that make sense?? I need to give them a two month notice but they won’t share how much they’re going to increase my rent until one month before. I explained my situation multiple times to them. I emailed and I called about it too, and they’d say they’ll call me back or just never reply. Until I went to the office, and all I got was so much attitude. Just saying it’s this current management. The previous ones were understanding, professional and polite. Management and some of the admin are bad lol like bad as in almost seemingly incapable in doing their jobs. They will never answer your calls or emails. Never want to answer the “hard” questions and will completely ghost you unless you walk into the office and talk to someone in person. But honestly they either give you attitude and/or waste your time. My phone number has been wrong on the callbox for all three years, went down at least 4 times to ask Kate to update it. Sorry girl gotta call you out. Never did, when my guests would call me it always goes straight to a random man’s number. I gave up, waste of my time to keep requesting the same thing over and over again. Sometimes getting answers from management is like pulling teeth. It’s SO HARD to work with them and yet they be like “call or email if you have any questions or concerns”. Lack of empathy and urgency and will never answer. Lots of theft and break-ins. I swear there’s someone just trying all the locks for units and cars parked in the garage every single night. Like I’ll find dirty finger prints on my car doors all the time. Myself and my room mates have had all our cars broken into. But that’s just the reality of living in the cities. Lock your cars and hide your stuff. BUT garage access to inside of the building was broken for half a year. The garage door breaks all the time and it’s locked open. They have money and time to do renovations but not fix a lock or a door handle? I find homeless people sleeping outside my unit sometimes, which i get it’s cold and they’re looking for a place to charge their phones. But this place lacks security. You also have to understand before considering 808 that it’s an old building. Elevators are constantly breaking and are extremely slow. They renovate the front and lobby to look so nice and luxurious, it’s a bait, the rest of the building is old. There are constant issues with fire alarms going off in the middle of night. Moved in July and my AC unit was broken for the first three weeks and one of our bedroom windows was shattered. WE had to clean it up. Gym is bad. Equipment is cheap for a “luxury” apartment. Also gym equipment goes missing all the time and never replaced. Pool and hot tube is open like 30% of the time, always breaking. You pay for it but rarely get to use it. I give this place a 3/5, but I put 2/5 for petty reasons. I hate 808’s management and you’ll see a lot of the other reviews are about them. I swear half the five star reviews are fake or they were paid to write it. But yea, great unit. Loved my unit, but everything outside of it is annoying. Good luck!

    If you are trying to get ahold of anyone in the leasing department don’t bother. I’ve left over 10 voicemails and called on 20 different occasions over the last month and have tried emailing and messaging this complex on multiple occasions as well with no luck or response at all. Just shows how unorganized and unprofessional this building will be if you rent there.
