What can I do to increase the value of my home?
In a short visit, we can evaluate your home and give you some solid, cost-effective recommendations. We are familiar with the current market and trends, so what you may think is an issue, may not be at all. We also do minimal staging as part of our listing package and marketing plan. Will I end up "under water" with the current home prices?

Inventory is still a contributing factor and we do not see that changing any time soon.
How can you buy & sell at the same time?
This is a very strategic process. While there is stress in any real estate transaction, if not handled correctly with plans in place, this can be a very trying process. We believe that education is key and setting realistic expectations will help avoid any undue stress. We do this everyday, and we are happy to share our success stories in this very competitive market.
What is the difference between the assessed value and market value?
This is a common question. Your assessed value is the value on which your local county and municipalities base your annual real estate taxes. It can and should be very different from your market value. In most cases the market value is more. That's a good thing, This is another reason why the automated estimates, such as Zillow's Zestimate are not accurate, Only a real estate agent and or an appraiser can give you a true value based on settled comparables in your local market.
How long will it take to sell my home?
Most homes go under contract within 7 days, or not sooner. The process to settle can take anywhere between 30-60 days depending on the contract terms and financing. In many cases there are favorable post settlement occupancy terms being provided for the sellers. So settlement can be one date and vacating the property could be another. These terms need to be agreed upon with the contract terms.
