Horrible complex… my significant other lives here and has had nothing short of a horrible experience. The newest reviews are them trying to fix their reputation and handing out cards to every single resident after maintenance is done.
You see how many maintenance reviews there are, that shows you how many times they have to come out because this is a horrible complex to live in. Spend the extra couple dollars to live somewhere that’s actually worth the money, I cannot stress this enough!!!!

I just departed from The Hamilton at Kings Place only yesterday, June 30th opting for a bigger place. And, after 6 years there, I would tell anyone that the person in place there now, Lakesha Williams, is A Lead among Leaders! Ownership knew exactly what they were doing. Anyone online that says different, is just a "Polly Problem Princess." If you don't receive a call from Skylar, then you never had a problem. The only time I've seen Maintenance Tech Drew sitting down was in the golf cart on his way to the next task. He Stays On Go! And, the other Tech Jalen, he shows up promply at zero-dark-30 every time their's an emergency. If there is a problem to speak of at The Hamilton, it would be that they're understaffed. As for ALL haters-hating online about anyone on that team, if your not calling balls for what they really are, then step away from the batters box, and let the Real Ones do the work!!! To Team Hamilton, stay focused and continue to shine. Best of luck to you all.

This place is cheap for a REASON and even then it’s a scam. These apartments aren’t even worth $500 a month which they also advertise it’s $500 off the first months rent but they charge $500 for in processing fees so that money doesn’t do literally anything. The amenities are also a complete joke, the entire property is falling apart, and the so-called “repairs” they do are sloppy patches that just make things worse.
My unit flooded a couple of weeks ago around 10PM because the upstairs neighbor’s water heater (which hadn’t been serviced in over 20 YEARS, per a maintenance worker) was so rusted over that it exploded and flooded both units with rusted water. Then another one busted across the property the next morning. (They refused to change her floors to this day btw since the floors are “water resistant”) OH and the 24/7 emergency line? Straight to some voicemail box. They have to call you back whenever they feel like it which in an EMERGENCY I expect to get assistance right away but I guess not. The building is also not secured, there’s a ring system meant to secure each individual building and our door to the apartment building is always open. (Said they’d fix it, never did)
Moving onto management Lakeisha, the property manager, is completely useless. She’s very unprofessional, provides no help, half the time she doesn’t even respond back to emails, she never has a clue what’s happening on the property, and is not reachable after she clocks out, even in emergency cases. No communication, no follow-up, very pitiful service. I’m not even sure how she got the position but it’s not surprising considering this is like the third property manager in a year or two.
Maintenance is unorganized and comes out over and over again for the same issue because nothing gets fixed properly the first time. The contractors they hire are terrible, the work is sloppy, most of the time they don’t speak English, they also don’t coordinate with management and you get told two different things for one repair. I had an incident where they took my property from my front door and the property took NO accountability for it even after being provided details and video evidence.
Aside from that, now they’re trying to push a brand new parking fee onto existing residents which was NEVER in the lease… mind you, this is a OPEN parking lot with no coverage for your vehicle not to mention, car break-ins happen constantly. There’s been two in the four months I’ve been here but sure, let’s charge residents more for the privilege of unsecured parking.
Make it make sense.
They also love to call at random hours, leave voicemails, and ignore emails like people don’t work or have lives. It’s unprofessional and exhausting, I have NEVER had to deal with a property or even spoken to the management team outside of initial move-in like I have here and it’s literally only been four months.
I don’t usually write reviews as I’ve lived in low-income housing and made it work but this property??? This is the worst, most mismanaged property I’ve ever lived in. It’s unsafe, unpleasant, and overall a HORRIBLE place to live.
