As a recent former employee of this company, I feel as if I'm qualified to write a review. I worked for the company for about 1 year, handling maintenance tasks ranging from simple drywall repairs, complex electrical troubleshooting, and intensive sewer backups (these are incredibly common issues at this property, expect your toilet to back up at least twice a month). The main drawbacks at this property are maintenance issues and seemingly infinite rodent/insect infestations. The maintenance issues stem from management's refusal to fix problems the correct way. Management encourages maintenance staff to "rig" a solution instead of buying the proper material due to the bonus that management receives depending on how much money she saves the company. As far as infestations go, it is quite common to see cockroaches congregating in the hallways, completely unbothered by the presence of humans. If it wasn't the roaches, it is mice that run marathons in the kitchens of the apartment units. Bedbugs are only a problem in 2 of the buildings. I'd also like to draw attention to some of the "positive" reviews you see here. I've personally seen the property manager essentially bribe new tenants into giving a 5 star review, in exchange for which she would take a few hundred dollars off of 1st months rent. I'd usually see these same new tenants weeks later due to maintenance issues in their apartment and they'd always say the same thing: "I wish I never moved here." Lastly, I would like to explain why I no longer work there. During the hottest days of summer this year, my air conditioning unit at home stopped working, causing the temperature in my room to reach an oppressive 91 degrees Fahrenheit. I informed the property manager of this issue, and she offered to lend me a portable air conditioning unit that belonged to the company. I was grateful for her assistance and impressed by her compassion, or so I thought. I utilized the portable air conditioning unit for two days until my own unit was repaired. After returning the portable unit to the property, the property manager accused me of stealing the very same unit she had authorized me to borrow. I was bewildered and reminded her that she had given me permission to use it. She denied ever saying that and informed human resources that I had taken the portable air conditioning unit home. I was promptly terminated without any due process. It was a blessing in disguise as I now work as the Director of Maintenance at another company. Thank you so much for taking the time to read my honest and unbiased review of Flats on the Row, managed by Coastal Ridge Real Estate.

I would give zero stars if not for the location of the apartments and for the management specifically Paulina. We are having issues with our neighbors smoking and our cat getting permanent asthma. Especially our new baby girl who is still developing her lungs. They have offered us a new apartment but if they can’t enforce smoking with our neighbors (even with their best efforts) then how can they enforce the new apartment being smoke free ? We knocked on our neighbors door left a note and they are ferociously smoking even more so now. We are trapped and they are not letting us break our lease. I love the apartment, I love the views, the location but it is just not working for us at all and it makes us really want to move . Unfortunately for us we are stuck. So please just consider your family and their health before moving in to these apartments or you will be in the same situation.

NOT SMOKE FREE! I’m honestly so upset. For the last 6 months cigarette smoke continuously enters our apartment. Our cat got permanent asthma from it. I have never had flare ups the way I do now. I have been reaching out about it since 5 days into moving in. I have sent various emails and gone in person. No one has been able to help. They offered us a new unit but it won’t be smoke free. I filled out a request to be relinquished from my lease but have not heard back yet. I was told the other option is paying 3 months rent to get out of the lease. We’re concerned for family’s health. It has stained the walls and it ruined the carpet in both bedrooms. We keep our baby out of certain rooms because the smoke gets thick enough. Attached are photos of smoke residue collecting on the ceiling and walls after running the shower. If anyone else has experience similar issues specifically at Flats On the Row please feel free to reach out.

After receiving yet another “crisis” email from management, it’s clear this property still has no real control or understanding of how to manage resident safety or mail security. The email admits that a former resident keeps breaking into the mailroom and stealing packages, and their only solution is to send a boilerplate warning telling residents to “be vigilant” and “file a police report.” That’s not a solution — that’s passing the responsibility onto paying tenants. Here’s the real issue: • The mailroom is locked, so delivery drivers can’t even leave packages unless they have a fob key — which they don’t. • If you work during the day, you have no safe or accessible way to receive packages. • Their so-called “fixes” don’t stop the thief; they just make residents feel more compromised and unsafe. I shouldn’t have to worry about whether my mail will be stolen or whether I can walk to my door without obstruction. If management truly cared about residents, they would implement a secure package system requiring signatures or ID verification upon pickup — not send the same generic email every few months pretending the problem is under control.
