    When I toured Gateway in September 2024, the property was clean, well-maintained, and appealing. However, since moving in January 2025, the conditions have declined drastically. Every hallway consistently smells of either sewage or trash. Residents regularly leave bags of garbage in the hallways, and no visible action is taken to address it. There is currently an open code enforcement ticket regarding a flea infestation affecting the entire building, which has not been resolved. In addition to these ongoing health and sanitation issues, there was also a shooting directly outside the building, raising serious safety concerns. This has been the worst living experience I have had, and it is extremely disappointing compared to what was presented during the tour. I am counting down the days until I can get out of my lease.

    Gateway lofts Lexington is so pretty. It has everything you’re looking for. Love how close it is to everything. I really appreciated Tabatha being so friendly and welcoming and being patient with all my questions. Highly recommend

    My daughter just moved into to Gateway Lofts and loves it! She has the studio apartment which is spacious and was very clean upon move in! It was all freshly painted and carpets cleaned. We were moving in from out of state and the Office Staff, Leasing Agent and Maintenance Crew could not have been sweeter. Let me tell you I called almost everyday with deliveries and they ensured everything was safely in her room waiting for her arrival! That is certainly above and beyond their job so THANK YOU!!!! We had an issue the other night with hot water in the shower and we called maintenance at 9pm and the gentleman came right up and fixed it within 5 minutes! We are so pleased to have joined this community and look forward to our time there! PS: Yes, parking is an issue, but Lexington is a city and college town so it is the same everywhere! We were able to contract for parking at a local business so it all worked out!

    I am beyond frustrated with this apartment complex. For the absurd amount of money they charge each month, you would expect at least basic livable conditions—but that is far from what you get. First of all, there is no parking. Not for residents, not for guests. They tow cars within minutes, even if you're just trying to unload groceries. It’s completely unreasonable and creates constant stress. My heat has gone out twice, and now I’m dealing with the absolute deal-breaker: fleas and ants in my apartment. I have reported this multiple times, and management has done nothing to help. I’ve spent my own money on sprays and treatments, but it doesn’t matter because the pests are coming from the hallways. I even have bites from the fleas. They sent someone to “inspect,” who apparently walked in, took a quick look, said they didn’t see anything, and left—all while I wasn’t home. Completely unprofessional and dismissive. I keep my apartment clean. I pay on time. I follow every rule. But the dismissive attitude I’ve received—likely because I’m young and a college student—is unacceptable. If I wanted to commute from Louisville, where I’ve now been staying for over a week because my apartment is literally unlivable, I never would have signed this nightmare of a lease. I came back tonight only to find fleas in the stairwell and inside my apartment again. So I guess that means another sleepless night and another drive back to Louisville tomorrow. Save yourself the stress, the money, and the disappointment. Do NOT live here.

    After completing my lease here, I can say with full confidence that this property is one of the most mismanaged, misleading, and unnecessarily stressful living environments in Lexington. Nothing about my experience justifies the pricing, the policies, or the daily inconvenience, and I strongly recommend future renters avoid this complex. The parking situation is not just inconvenient, it is dysfunctional by design. For the majority of my lease, there was zero guest parking available. Not limited. Not inconsistent. None. Tow trucks sit in the garage for extended periods, engines running, lights off, circling the levels, waiting for any opportunity. They frequently park in the middle of lanes, blocking residents from exiting or entering, creating safety hazards while they monitor cars. They tow vehicles within minutes, including those belonging to residents who pay $150 a month for the privilege of parking at their own home. The “guest parking” added later consists of 4 total spaces (for the entire complex) and a 12-hour overnight window, which is both impractical and misleading considering how the property markets itself. Calling this setup “student-friendly” or “convenient” is inaccurate at best. Management and leasing operations lack consistency, communication, and accountability. Staff turnover is constant. Each visit to the office feels like explaining your situation for the first time to someone unfamiliar with any previous interactions. Emails are often unanswered, concerns are brushed off, and there is little follow-through on anything beyond the initial conversation. Many interactions feel rushed or dismissive, and the office often gives the impression of prioritizing appearances over actual resident support. For a complex charging premium prices, the absence of reliable, knowledgeable, long-term staff is a significant red flag. The pricing structure is layered with mandatory, non-negotiable add-on fees that inflate the true cost of living here well beyond the listed rent. My 597 sq ft unit was nearly $2,000 monthly, excluding: • $150 mandatory parking fee • $25 mandatory trash fee (regardless of use) and the hallways smell of garbage, and the trash rooms are almost inaccessible due to the amount of garbage in them. • $88 mandatory Spectrum Wi-Fi (no alternative providers allowed) • $40–$80+ monthly utility fees with little transparency When compared to other properties in Lexington offering better amenities, more space, and significantly better service, these costs become increasingly difficult to justify. Package handling and building access continue to be poorly executed. Although the complex introduced “Amazon Key” access halfway through my lease, it did not solve the broader issues. My packages repeatedly went missing earlier in the year, and the lack of secure delivery infrastructure made me stop sending anything to my own apartment. The building continues to feel inconsistent and unpredictable when it comes to basic access and deliveries. The apartments themselves fail to meet the expectations set by the property’s pricing and marketing. Despite being labeled as “luxury,” the units feel cold, generic, and cheaply finished. The environment lacks warmth, durability, and attention to detail. Combined with the cumulative issues; parking chaos, predatory towing presence, unreliable deliveries, inflated fees, and a revolving-door leasing office living here becomes more of a literal nightmare than a home. This property has been the most consistently frustrating place I’ve ever lived. I cannot recommend it to anyone. I could not wait for my lease to end, quite frankly if I could have ended it 6 months ago I would have. There are many far better-managed, more transparent, safer, and more resident-focused communities in Lexington. Choosing literally any of those will save you money, time, and stress
