My experience with Watercrest and Edgewater apartments, owned by the Multi-Block family in Lenexa, Kansas, was nothing short of a nightmare. From the very beginning, the management team was inaccessible and unresponsive. I made numerous calls—over 20—and visited the office multiple times, but the main manager was almost never present, and the assistant manager lacked the necessary knowledge to assist. After a prolonged approval process involving multiple calls and visits, I finally moved in, only to find that the apartment did not match what I had been promised. I requested a unit facing the pool area due to my dog Luna’s noise sensitivity, but instead, I was given a unit facing the highway. This made it impossible for Luna to stay comfortable at home. On moving day, I had arranged for multiple services—furniture delivery from Nebraska Furniture Mart, a mattress from Mattress Firm, and internet installation. Unfortunately, the management offered no solutions saying take it or leave it and left me to handle the consequences. I sent back all my moving services back due to no place to move in. This forced ME to find, ME to do their job for free an alternative apartment at Edgewater. Even at Edgewater, moving day was delayed again due to maintenance issues, causing further inconvenience and additional costs with movers and other services due to push them back 2nd time. The head management company, Multi-Block family, provided no viable solutions or apologies, further adding to my frustration. When it was time to move out, I left the apartment in immaculate condition, i hired cleaning crew and clean the apartment spotless. I told my cleaning crew clean specially under washer, dryer area which they send me picture of man underwear and socks which I lived there alone! Which means they did not even clean properly when i moved in yet the management refunded only $4 of my deposit. When I moved in they didn’t give me apartment with new carpet. It was cleaned old carpet. Now they are saying carpet has 5 years life span and your apartment carpet has zero. I lived there one year!!!!! Do the MATH!!!! Additionally, they failed to refund fee. Guy who worked before new management team Irvin told me that pay $69 to get extra key but when you move out we will refund your money back! It was verbal. I talked with him over the phone but I paid with resident portal! But now they are saying old management team agreement not apply for new management team! Which is very unprofessional! After i sent them email: explaining unprofessional now they are saying it is not in your agreement! It is 🐂 💩 In conclusion, while the apartments themselves may be decent, the management’s incompetence and unprofessionalism make it impossible for me to recommend them. I strongly advise future tenants to get everything in writing and proceed with caution.

The apartments themselves are fine and the location is great, but the management is not. They are often very slow to respond when it comes to change requests and quick to give out fines for minor first-time violations by residents. They increase rent each year yet don't make any changes or improvements to the complex. In 5 years of living here, the only "upgrade/improvement" that has been made has been adding turf to half of the dog park, which obviously only impacts dog owners. It's also not uncommon for public amenities such as the hot tub or fire pit to not work for months. And the security system is very out of date with some buildings having no security cameras at all and the access to buildings being very easy to enter for anyone with the right code. The pool and dog park are probably the nicest amenities they offer. The gym is very small with outdated treadmills, but does have a decent amount of machines plus a cycle room with more space for workouts. The complex does not have any courts like pickleball and they do not have recycling services.

The only good thing about this complex was the water feature and the community space. Everything else was a mess. Parking was awful! Most nights I had to park across the complex and walk back in the dark to get home. A construction crews constantly took up four spots, which made the situation even worse. And the cherry on top, there was an abandoned car (flat tires and tags that expired years ago) that sat in the lot for the entire two and a half years I lived there, a clear sign of how little management cared. I wouldn’t be surprised if it’s still there. The trash collection system was disgusting. Residents had to leave bins out in the hallways from Sunday through Thursday, which left the halls stuffy and smelly most of the week. If you lived at the end of the hall you pretty much had to hold your breath to get to your door. Managements solution was to further assault your sense with plug in air fresheners. And the worst part? Despite paying what I owed, I was wrongfully sent to collections. I had to spend hours pulling together proof of payment, and I’m still waiting for them to correct the damage done to my credit. This complex could have been great, but between the parking nightmare, trash issues, construction mess, abandoned cars, and serious billing mistakes, it was nothing but stressful.
