    Do not rent from Kuder! We had loads of problems with Kuder. First of all, all the hallways smell terrible. It is also always so hot in the apartments during the winter and summer time, it is actually unbearable!! If anything is broken (like your AC unit - & it will break) you’re out of luck because maintenance will take ten years to fix it & will probably replace your crappy unit with another crappy unit that will break again (this happened). You basically have to harass Kuder to get them to do anything. Another thing-I understand Kuder was experiencing some management changes, but having absolutely zero communication via email or phone is crazy! I know that the new management was locked out or experiencing troubles with getting into their emails but figure it out! Another thing, and probably most important, going into this whole process we had only talked about a 9 month lease with the previous management. Many times it was established and clarified that we only wanted a 9 month lease. The welcome packet sent a week prior did not list the term of the lease, so we assumed it had been what we talked about. The day of the move in when we signed the lease (we were told this would be quick and only take 10 minutes) the lease had the price we agreed on, but we didn’t realize until a lot later that we were handed a year lease which we signed. Obviously, we should have looked more closely when we signed but we NEVER should have been handed a year lease when we had only been talking about a 9 month lease! When approaching the management about this problem, we pulled out all the proof stating that we agreed upon a 9 month lease only. Rachel did not want to even give us the time of day (even though we scheduled an appointment with her and she picked the time) and she cut our meeting short and left us in the office with just Fred. Fred tried to help us, but Rachel was crazy that she picked the time for our meeting and left 5 minutes into the meeting. Anyways, the management and apartments suck! Do not live here.

    Lived here for 3 years. Had several water leaks in the apartment above me and reported mold and water damage in the bathroom to management several times. Would make an appointment just for no one to show up. Had several inspections no one showed up. They fixed the leak in the apartment above mine but never checked my damage in 11 months. I moved out back in may, still received an $800 bill for paint, new carpet, blinds, normal change over charges and nobody ever mentioned the mold. How are they gonna charge me $800 and let me live in this for a year? (Attempted to clean the mold myself but kept coughing up mold and stopped). I believe they never wanted to look at the mold bc if they had they would’ve had to actually do something.

    We lived at Kuder Estates for a year. If you read all the reviews it is true. This place has no central air and has a boiler system for heating. So hot water is going through the pipes at all times. Which creates a hot box of sorts. In the winter it is very comfortable. But during the summer is unbearable. If it’s above 70 degrees your apartment will be 80 degrees plus. Invest in a lot of fans if you are going to stay here. The only area that has an air conditioner is the living room. Which doesn’t reach the other two bedrooms. There is a ton of turnover in this place as well. Before we got there the leasing agent and manager were new. When we left they had no leasing agent and a new manger was starting soon. Not sure what the problem is for keeping staff. Also don’t think you will be getting much of any security deposit back. We kept our place in pretty good order but ended up with only a small amount left. They said they needed to replace the carpet to the tune of over 200 dollars. We took photos and video of the condition when we left. There was not over 200 dollars worth of damage to carpets. They also charge an “administrative” fee of over 200 to just move in that isn’t refundable. Also a fee to even apply. To what that is for who knows. Other apartments in town do not charge these fees. The plus side is that you are left alone for the most part. There was only one time they had to enter the apartment for a check on the condition in the fall. Maintenance was also timely when we had issues. If you’re looking for a relatively cheap place in Warsaw this will fit the bill.
