    I was very disappointed to learn about the new delay. It's frustrating that we do not have any other utility providers in the area, but the ladies in the office have made this difficult time much easier to get through. My experience hasn't aligned with what some others have been saying. I've been told at every step of the way that there would be the possibility of delays, and they couldn't guarantee that there wouldn't be a delay. They even offered me money without needing to ask first, which was greatly appreciated.

    It’s so disheartening to see so many negative reviews from people when Colleen and Emma have been completely upfront on the possibility of delays and making sure future residents are kept in the loop as much as possible. There is only so much Colleen and Emma can personally do and even the company Edward Rose can only go so far when this process has only been delayed because of an outside factor, Nipsco. It is unfortunate that delays happen but as we are all adults and work in this world we know that we are all human doing the best we can with what we have and should be showing grace to those who have no control. Colleen and Emma, I believe you are truly doing your best and I cannot wait to see this beautiful property when it is complete!

    Luxury Look, No Luxury Treatment I paid to sign a lease with Nuvo Flats in April 2025 for a July 13 2025 move-in date. At that time, the building was still under construction — but management assured me I’d be able to move in. Fast forward: delays, delays, and more delays. First, September 2025. Then another email: not September after all… maybe January 2026. Maybe. No guarantees. Meanwhile, I’d already given my 60-day notice and had to scramble for temporary housing. When I brought Nuvo a calm, professional set of requests — cover the difference in my temporary rent, adjust rent rates to match the fall market, or at the very least offer a small parking concession — they denied everything. Instead, I got a weak “maybe we’ll consider a credit” if I submit proof of how badly their delays disrupted my life. That’s not luxury management. That’s passing the buck. I’ve lived in multiple brand-new, high-end communities across Atlanta and Houston (2016–2025). Real luxury properties deliver service, accountability, and appreciation for residents. Nuvo Flats has shown none of that. Worse — they’re still leasing units, knowing the building isn’t finished and no guaranteed move-in exists until 2027 or 2028 maybe. That’s misleading at best, unethical at worst. Yes, they refunded my fees after I requested it. But the damage is done: the credit inquiry remains, living in limbo for months caused unnecessary stress, and their lack of responsibility speaks volumes. Here’s the truth: Luxury isn’t just granite countertops and a “vision” on a website. It’s how management treats people when things go wrong. And Nuvo Flats failed that test miserably. If this is how they operate before move-in, I shudder to think how they treat tenants once they’re locked into a lease.

    I totally agree with the recent reviews, although this is going to be a beautiful community at some point.. this process has been very difficult and has put many of us prospective/future residents in a bad space especially mentally. From signing a lease for 2024 then 2025 to now 2026. They go months without updates so yes we do assume everything is on track and when you call just for an update because you haven’t heard anything, they rush you off the phone and tell you that they haven’t heard anything from their construction team and when they hear something, they will let their residents know. Always a red flag but Then the next phone call from them is to tell you about “another delay” because of their chosen utility provider. (Nipsco) now this delay is pushed into winter and I’m sure the utility provider will not be working in the winter. This has been the most unpleasant experience. A month before move in, ppl are packing, buying home items, furniture, and even hiring movers all for those plans to fall through again! The apology for the first couple delays is one thing but this has become a pattern and not a good one! Which has left many people in a stuck situation worried and wondering about their living situation and future!
