    I moved to The Carsons in Peachtree Corners in late October, and I couldn’t be happier with my decision. What truly sold me was the incredible leasing management team—their customer service is outstanding! Jonathan went above and beyond to make my move smooth and stress-free, and I really appreciated his professionalism and kindness throughout the entire process. I’m loving my new home. The community is clean, well-maintained, and wonderfully quiet. I have not seen or experienced any rats or roach problems, which gives me great peace of mind. The maintenance team is also fantastic—very friendly and quick to respond whenever something is needed. Overall, The Carsons has exceeded my expectations, and I’m genuinely enjoying living here. Highly recommend!

    He came right away both times that I had a problem and fixed things ! He is so sweet not only did he do what was requested but he also asked if it was anything else that needed to be done while he was there ! He went above and beyond with exceptional customer service ! 5⭐️

    Placing a one star is even too much for my rate on these horrible apartments. I have contacted the leasing office many times of the sediment that builds up in my bathtubs and they have not done a single thing since I’ve moved in. So many insects have came into my apartment and have bitten my two infant babies. I had to take my children to the hospital because of the bite marks. I really do wish I could get out of my lease but sadly I will be charged an absurd fee. The maintenance team for the apartments are so rude. They claim to have changed the air filters in my apartment on a certain date but never showed up. I brought this issue up to the maintenance team and they claimed they changed the filter while I was inside my apartment but never showed up. Before I pay my rent for the Carson’s, I for some odd reason still have to pay a separate light, water, and gas bill (mind yall I already have a light and gas bill for my own apartment) for all over the apartments. I nearly pay already $2000 already and I don’t believe it’s fair for me to pay other peoples bills and still have to pay the apartment bills for what the property can not afford. The crazy part is that I had called the radco company (the company who owns the Carson’s) and they are not aware of the extra $200 fees. When the Carson’s found out about me contacting their higher ups they told me to not contact them anymore. I lost nearly $300 worth of diapers for my babies due to the luxer one package saving program that the apartments have and oh! I pay for the program whether I want it or not. Save your money and time, and don’t move into these apartments.

    Good stuff: the people at the front office are very sweet and so are the maintenance folks. Amazing location for a decent price. Bad stuff: Rats infested basically the entire complex in winter this past year. Maintenance and pest control did not help at all. The rats damaged our carpets and maintenance would not fix it. There was a mold problem that maintenance said they would come back and clean. They never did after us reaching out multiple times. The front office does not stick to their posted working hours. They are often closed throughout the day. At least in our building, the police were called multiple times. Lots of loud yelling and fighting from neighbors. They even broke a window once. While it’s an overall safe area this really threw us off. The breezeways can get pretty nasty. A neighbor vomited in a breezeway in the summer and it took a week for it to be cleaned up. You can imagine the stink during a Georgia summer. During our move out process, we did not receive any info or instructions from management until the day before our lease ended. Turns out you must hire a carpet cleaner, we obviously did not have time to do so with 24 hours until we were supposed to leave. We lived here for 2 years. I wish I had better things to say. But thank you to everyone for at least being polite during all our complaints, even if a solution wasn’t provided the attitude does matter so thank you.

    🚫 Rats, Roaches, Oh My – Do Not Move Here (Pest and Rodent Infestations Across Buildings) I’m writing this review to warn future tenants about my experience living under Carson Management and Radco Residential. What was supposed to be a fresh start turned into months of stress, illness, and frustration. After repeatedly reporting hazardous conditions and a roach infestation in my first unit (Building 500), I was approved to transfer. Unfortunately, the new unit turned out to have an even worse issue — a rat infestation. Despite multiple reports, photos, and professional exterminator visits, management and maintenance have been negligent and inconsistent in addressing the problem. Even after their own contracted pest control made recommendations, those steps were never fully followed through. Key facts: Large holes and gaps (including one in the laundry room) were left unsealed for weeks. Management ignored my request for simple preventive measures, like a door seal costing under $5. Rodent droppings were not properly cleaned — appliances were never moved to sanitize behind or beneath them. I developed and documented respiratory issues related to the infestation, confirmed by my physician. I incurred out-of-pocket expenses and lost wages due to the unsafe conditions. After months of communication, Radco offered a small month rent concession and the option to break my lease — rather than fixing the underlying problem. I asked before moving into the new unit if there had been any history of pests or rodents. Management’s response was: “We aren’t allowed to share if there was a history of rodents or pests in the building or around it.” That statement alone should be a red flag for anyone considering moving here. To this day, droppings continue to appear, and Radco still hasn’t properly addressed the infestation or returned my security deposit from the previous unit. The pattern of neglect, poor communication, and lack of accountability speaks volumes. If you value your health, safety, and peace of mind — do not move here.
