Unethical surveillance practices, privacy violations, and unprofessional conduct by builder represtative
Surveillance cameras—resembling Flock Safety license plate readers—have been installed at the entrance of the neighborhood without prior notification to residents and with no clear policy regarding footage access, data retention, or oversight. Gwinnett County Special Investigations Department stated that these cameras are not registered under the county’s “Safe Communities” program, which raises serious concerns about unauthorized data collection and lack of public accountability.
In addition, Ring cameras have been installed on homes that are not currently unoccupied, with no signage or notice to nearby residents. This creates a troubling situation where surveillance is occurring in a residential setting without proper consent or transparency.
A vendor was also instructed by the HOA to record my yard and send the video to a property manager’s cell phone, I did not authorize this recording or sharing of footage.
Worse, a representative named Charles was seen circling several times in front of my home and questioning a vendor on my private property, and after I made it clear I did not want to speak with him, he returned and yelled at me in front of a technician and my neighbor. This behavior was aggressive, unprofessional, and completely unacceptable.
This reflects a complete lack of transparency, disregard for homeowner privacy, and questionable data practices.

Has anyone experienced being followed or felt monitored—either after bringing vendors to your home or just by being present at your property?
I recently had a concerning experience after leaving my home. A vehicle appeared to follow me. I turned into a neighborhood I don’t live in to test the situation, and the vehicle turned in as well before quickly leaving. I captured the-behavior and will be filing a police report to document it.
I’ve also noticed surveillance cameras at the entrance to the neighborhood, but I do not know who monitors them. Combined with other strange encounters, this has raised ongoing concerns about privacy and safety.
I’m sharing this in case anyone else has had similar experiences. Community awareness matters.

The entire process and community is amazing. Charles truly made a difference in the move-in process. There were questions, and we could contact Charles even after hours even on Thanksgiving to get assistance. He was extremely prompt and helpful. It never made us feel like a burden. Truly heaven-sent. The community is amazing. A highly recommended neighborhood.
