  Honestly I wish I didn’t have to do this.. this place with its amenities are super nice, but once you live here as a tenant and you will realize it is a nightmare! I will be giving you a few reasons why this is and I suggest you read the reviews before you move here. Photos will also be attached. 1) The staff here could care less about you and are all about their money. There are several examples of this one of them being a situation I am currently dealing with. My family and I were charged a lot for water and sewage over 200$+, and when we told the complex about this problem last month (Jimmy fixed the price but they never came out to address the problem) and so in December we were charged over $300 for water and sewage We were told that Jesse would be in office on December 31 and Jimmy would be in on January 2 (conveniently after rent is due) yet here we are on January 7 and we still having not heard a response even after we paid rent! Our base is just over 1,600$ but we paid over 2k$ last month! LONG AS THEY GET THEIR MONEY THATS WHAT MATTERS Another example of this is when my Meta glasses were stolen (I do not believe the staff nor driver stole them) and I went to Jesse to address this and she told me the package room cameras were up under a third-party and there’s nothing she could do nor did she offer any help… 2) The next example is when my family’s clothes and shoes were covered in mold and all the staff did was tell my family that it was because the thermostat was left with the “ mode on instead of auto” Never did they offer to have them cleaned for the inconvenience because this could be a good amount of money for them to pay. We simply just got told it’s not dangerous mold so again there’s nothing they could do. We thought it could have been from the water leak from the previous tenants that live there (that we were not told about when we moved in) 3) The gate is always broken at the entryway to the point the management team doesn’t even choose to even fix it so you and your family will feel very comfortable knowing anybody can drive into the complex. 4) The pool is always dirty and people are always letting their dogs poop everywhere without cleaning it up nor will the staff here refill the dog bags around the complex especially at the dog park so be prepared to pick up other dogs poop if you want a clean area for your dogs! 5) You will pay for Valet Trash but do not count on them coming to get it every day at the same time (also, if you leave your trashcan outside of your apartment Even though the valet trash did not pick it up, Folksong will charge you) 6) The 1/2 off posted online for the application and administration fee Or the one month of rent for free is a total scam! They will charge you every month for an admin recovery fee (To get their money back) And do not have an answer when you ask them what this charge is, though it is not on your lease contract agreement! Again, integrity is not something you should expect here! 7) Lastly I hope your neighbors are not loud because the one above us consistently decide to renovate their apartment around 8 to 12am every night without fail! Lastly before they respond to this post with “email us and call us so we can fix this” WE HAVE YOU DO NOT ANSWER! Thanks, Tenants at #4724

  El PEOR LUGAR PARA PASARTE A VIVIR. No saben que apartamentos tienen disponibles , te engañan con la información y la plataforma online donde aplicas para lo que estás buscando y ellos después te ponen en otro apartamento y luego te dicen que lo “ modificarán” después que ves el apartamento no es nada de lo que querías y buscabas y cuando haces el reclamo antes de pasarte por qué aún no te pasas al apartamento , te dicen que por el cambio de apto tendrás que pagar más por que ya no aplicas para la “ falsa promoción de un mes gratis “ PUBLICIDAD ENGAÑOSA” “ MALA ADMINISTRACIÓN “ “ RACISMO POR TU IDIOMA” ni siquiera me mostraron el lugar ni me dieron el recorrido . Ahorita nos quedamos sin hogar con una bebé de 4 meses por que ellos no cumplieron el contrato , solo lo manipularon y después nos culparon. Y ahora nos piden más dinero. Esto es tan decepcionante. Y luego que fui por quinta vez para hablar del tema y de que me dieran soluciones la señorita me llamó loca mientras hablaba con el que me traducía , “ un amigo de ella “ por qué en mi desesperación y frustración me dio ansiedad y me puse a llorar. Pero nunca les falte al respeto. No tuvimos opción era coger el apto que ellos querían o irnos y quedarnos en la calle mientras nos ubicábamos en otro lado. Así que decidí seguir el contrato. Cuando nos entregó las llaves la señorita (( MADDIE ))al mudarnos y querer abrir el apartamento no eran la llaves del apartamento. Tuvimos que volver a la oficina nuevamente. Nos entregó otras y tampoco eran. Fue tan AGOTADOR Y FRUSTRANTE. Al final no solo eso , nos entregaron el apartamento con muchos detalles mal elaborados y mal entregados ? Aquí dejo archivado por si el día que decidamos irnos no nos cobren lo que ellos nos entregaron. Gracias

  I’ve lived at Folksong Apartment Community for two years and am now downsizing from a 3-bedroom to a 2-bedroom. I looked at several other communities in the area, but none compared in terms of amenities, floor plans, or the overall feel of the apartments. When I decided to renew, Amanda and her team were extremely helpful and went above and beyond to make sure my transition would be smooth. The community is always clean and feels safe. If you’re looking for a warm, friendly place to call home in Flowery Branch, I definitely recommend Folksong.

  Rented here for a few years and the new management made less effort to do landscape upkeep and take care of the sidewalk lights that have been broken since year 1. More can be done, but a decent place.

  This place has gone downhill fast with new property ownership and management. We lived here for 2 years and loved it until the new property owners and managers came along. I cannot recommend this place to anyone anymore. Do not rent an apartment facing the green space (especially if you work from home) unless you enjoy squealing and screaming unsupervised children who trash the space, move furniture, and do not clean up after themselves. It is tough for other residents to use the space. Also, residents will walk their dogs and let them run loose and bark at all hours. Residents do not pick up after pets, so there is dog poop all over the grounds. Folksong will send out an empty threat email threatening to fine residents. This is a similar experience in the dog spa. The dog spa is pretty gross because residents do not clean up after themselves. Also, there are a lot of unleashed dog incidents which is frustrating when you have reactive dogs. And half of the time dog owners are not paying attention while walking, and walk up behind you and expect you to move off the sidewalk for them. The sprinkler system is wild. Enjoy getting soaked because the sprinklers come into the stairwell. Management does not react or respond to anything. They will comment on this review to “discuss!” However they care less.They have had months to discuss all of the issues the complex faces. They would have to actually be in the office to help resident concerns. We let them know that we would not be renewing our lease in person and in writing. We received a new lease. So, we let them know AGAIN, and after multiple attempts in person and in writing, we got written confirmation that our lease is not renewed in November. We showed up for our walk out, and of course, nobody was in the office to complete it! Also, we received a bill saying rent was due for December. Of course, we have yet to hear anything back! There are stray animals in the complex, and people use the stairwell as storage. You will receive emails about this, but no action will be taken. The pool is just gross. There are way too many residents for the size of the pool, and it gets disgusting in the summer where they have to close it multiple times during the week to clean it. Lastly, trash valet is so inconsistent. If they do not pick it up, it is your responsibility to handle it. And if there is an issue, you have to now reach out to valet trash, and you will receive no refunds. They missed our trash 3 out of 5 days. Oh! And if you leave your trash can out, it’s a $25 fine (don’t worry, they have to actually be on site to monitor that!) Also, the gate is never working. There are just so many cons to this place, honestly save yourself. The only redeeming quality are the maintenance guys who are great!
