I am extremely dissatisfied with my experience at The Overlook Sandy Springs. My move-in date was July 24th, 2025, and my townhome (904 Treelodge Parkway, Atlanta, Georgia) was not ready to be moved into. Upon arrival, I had been calling for about two weeks straight and didn't receive an answer, which is not the first time I have run into an issue with getting in contact with the leasing office. To uphold my responsibilities, I still made sure that Georgia Power, Georgia Gas, and renters' insurance were set up through getcovered. I even emailed them with proof of residency that was needed through these companies, and never got a response. I again called the day I was moving in with no response, and waited a few hours, and then got asked if we could move in at 4 pm instead of 3 pm due to the cleaning crew still cleaning the townhome.
When I arrived, I was instructed to set up an account through a portal and was told that I could fill out the lease and pay the fees by the end of the night, and was given the keys to the townhome. As I pulled up to the townhome, the place was not well-kept outside, as there was garbage all in front of it. Still, I proceeded with it, and when I entered the home, I was hit with a strong, chemical smell that was unbearable. I asked about the smell and was told that it was from the cleaning team, but that it was not harmful. As I began to walk around the townhome, I was shocked that this was a unit that was expected to be lived in by anyone; it was inhumane. It was absolutely filthy, outdated, dull, and looked like no real work was put into preparing it for move-in. The walls weren't painted, some blinds were broken, the sinks weren't clean, nor was the bathroom area, the pantry wasn't clean, and the countertop as well as the bathrooms said "Warning: Please don't use until 7/27/2025". Which was completely unacceptable. I was told to wait 24 hours for it to dry and then it would be able to be used but it should have been ready before I arrived. Then, I was told the unit was wasn't prepared due to a previous tenant turning in their keys 3 days before my arrival which again has nothing to do with me.
My family and I had to stay in a hotel on Thursday, July 24th, and Friday, July 25th, due to me not being able to stay in the unit that I applied for, because it wasn't livable. This has caused a financial strain as I have had to pay movers ($600) AGAIN to move my items to a new location, stay in a hotel room for two nights, and now I had to cancel my wifi through AT&T, Georgia Natural Gas, an additional fee of $264 to my annual total premium from get covered insurance when I paid it a year in advance to stay at the Overlook Sandy Springs. I was told I would be reimbursed for my nights at the hotel and my application fee. I did get reimbursed for my application but it’s now the end of November and I STILL haven’t gotten my hotel reimbursement. Even after I gave the needed information months ago.
When I spoke to corporate, they also lack costumer service skills. And claimed the townhome was normal wear and tear. This company knows nothing about professionalism or respect for others. They’re extremely inconsiderable, liars, and lack accountability. All they do is make excuses for their behaviors when you do get a chance to speak with them, which is rarely. I’ve given them many chances to get things right, as I don’t believe in publicly bashing anyone. But at this point, they deserve because they continue to play games. Please save yourself a headache of doing with their unprofessionalism, they don’t deserve any business. I also will proceed with filing a claim in small claims court and reporting this matter to the appropriate local housing authority. Since, trying be solve issues with them doesn’t work.

I’ve been a resident of this property for four years, and the leasing office has been a constant source of frustration. The phone always rings no one ever answers!! There’s a severe roach infestation. They charge an extra $15 every month for extermination, but they don’t do it regularly to prevent the problem. It’s only done upon request, but the tenant isn’t charged upon request! The same goes for trash pickup. The resident is charge for it, but who knows if it’ll actually get picked up? The squirrels will definitely have their way with the trash and make a mess for you to clean up. This is only because the leasing office fails to do their part by ensuring that the trash is picked up regularly.
The bathrooms in all units lack proper ventilation, leading to the growth of black mold. My microwave hasn’t worked for a month, and I have two small children and a newborn. The grounds are always in a state of disrepair, and there’s no groundkeeper. In the spring, there’s pollen everywhere, spiders everywhere, and trash everywhere, including trash drippings from when they do decide to pick up the trash!!
To add insult to injury, maintenance has been in my apartment several times without my explicit request. It’s strange, so when I request from the front office that I’d be home, I’m met with confrontation when I’m not there.
The overall living experience here has been terrible. The management has changed quite frequently, and I’m not sure if it’s a problem with the complex itself or a management issue. However, I strongly advise you to consider all these factors before making a decision to move here. I can’t wait until I have enough saved to buy my own home! If it weren’t for that, I would have moved a long time ago
