- RSRicko Foreman Sr.Sep 10, 20251.0Started the mortgage process with this company in 2024 , First of all, 1st conversation on the phone he told me that Me being a 1st time Home Buyer with the right factors which I had, I could get down payment assistance, I proceeded with this company, sent all documents that was needed to proceed with the loan, 1st property I was sent to was a manufactured/ mobile home labeled as a condominium, second property I was sent to manufactured/ mobile home labeled as a condominium, I paid the Home inspection, appraisal, on the 1st property both expensive, but I paid out of my pocket thinking I was getting this done, 1st property fell through FHA wouldn't approve labeled as a condominium, was sent to another property same situation on this property after I paid for the home inspection and appraisal , home inspection twice on this property and plus I paid out of my pocket additional repairs on this property thinking this 1 is going through as promised, after proceeding through with home repair I continued on , then here comes the survey and elevation certificate totaling additional money/ totally shocked me totaling another 500.00 off my escrow fee, mind you on this second property, UNITED WHOLESALE MORTGAGE out of Michigan , which JZ mortgage decided to go with both time kept calling me with additional fee out of the blue, Insurance, Survey, and Elevation survey at the last of the loan didn't expect that, But I Still PAID again out of my pocket still having the closing cost after all THIS !!!!!! WOW !!!!!!! TO WHOM CONSIDERING BUYING with this company I will add jz mortgage did give me back 400 dollars, he didn't have to do that. Be careful with these manufactured/ moblie homes, especially in Florida as FEMA declared Florida as a FLOOD ZONE the WHOLE STATE !!!!! I could continue ON , I think this enough for NOW .

The positives were that they communicated well and found a great funding option for me. When talking to the team on the phone, they were polite, nice, and professional. The issues arose when I had repeatedly told the team that I wanted to go with no points on the loan in exchange for the higher interest rate, which Jim acknowledged via email. I had been getting closing doc drafts for the first few weeks, but after the delay, I didn't get another one until a day or two before closing, which made it difficult to plan financially. To my dismay, it showed that there were points, meaning that I was responsible for a significant increase in the cash to close amount. After calling the team, they told me it was a mistake and that the only way to fix it would be going back to underwriting, which would result in a less favorable loan situation. They were apologetic and took some off the fees, but the end result is that I was forced to buy a lower interest rate I wasn't expecting, which severely impacted my budget going forward. I got what I paid for, but I didn't want it in the first place and it cost me thousands. Additionally, there were several mistakes in the documents that I regularly needed to correct along the way. Of course, it's on me to check the docs, but the fact that I found these errors caused me to reiterate the points issue several times. So when I got the last estimate just before closing and it had the points on it, it was a problem. Had this not happened, I would have given the brokerage a higher rating, but the difficulty in getting estimated closing docs, the errors, and the points I ultimately had to pay negatively impacted this investment. I'm sure that others will have a better experience but your mileage may vary.
