    The resident service team on site is a really awesome this week they gave out turkeys and last week had activities for the kids. It’s really nice living in a building that has monthly activities for the us.

    AVOID AT ALL COSTS This property is a nightmare. Daily criminal acts on around the property, constantly police activity, unsanitary public spaces, terrible management that does nothing to keep residents informed or safe. Furthermore the management will refuse to honor your lease and attempt to keep charging you beyond your lease expiration and will not return your deposit. Never consider moving here.

    DO NOT MOVE HERE! I moved out 70 days ago (!!!!) and still haven’t received my security deposit refund. The lease agreement states the refund must be issued within 45 days of move-out. The only response I’ve received is that they are “sorry for the delay” and that I just have to keep waiting. The leasing office rarely answers calls. I just want my money back and to move on with my life after the terrible months I spent in this building.

    If I could give zero I would. It’s important for me to express some concerns about the building lately. While I truly appreciate the hard work of the maintenance and housekeeping teams, I've noticed some issues that need attention. The security in the mornings seems to fall short; I often see young individuals wandering around without adult supervision. Additionally, I’ve observed smoking in the stairwells, which is concerning since this is a no-smoking building. While it’s challenging to manage smoking in individual units, I believe we can enforce a stricter policy in the stairwells, specifically around the 2nd and 3rd ones in 44 Banner. It would really help maintain a healthier environment for everyone.

    I lived at Banner Lane for two years and was counting down the days until I could move out. The list of issues with this building is far too long to cover in a single review. The most recent problem was children shooting fireworks at the building and at each other late at night and throughout the day. It’s infuriating trying to sleep through the noise while the so-called security team stands by and does nothing. My roommate was even caught in the crossfire and had to run off the sidewalk on her way home from work to avoid getting hit with fireworks. Our apartment constantly reeked of cigarette smoke 3–4 times a day. Despite reaching out to management repeatedly over a span of nine months, they completely ignored us. The only time they replied to our emails—ironically, in the same chain where we reported the smoke issue—was to demand rent beyond our lease end date. It’s astonishing how little they care about resident concerns; they couldn’t even bother to acknowledge the persistent smoking problem. Our clothes and furniture smelled like cigarettes for months. On multiple occasions, I saw kids smoking joints in the stairwell, filling the entire building with the stench. The management team is completely unresponsive. They fail to address crime or safety concerns in and around the building, despite frequent police presence. For three months, my roommate and I were unable to pay rent through the resident portal and visited the leasing office multiple times for help—only to be brushed off. We only received our security deposit back, which was three months late, after threatening legal action. The security team is equally useless. They do nothing about the smoking or crime, and they watch unauthorized guests slip through side doors without intervening. Random men loitering in and around the building make the environment feel unsafe and uncomfortable. Lastly, I’ve seen management reply to negative reviews claiming they “take concerns seriously” and asking people to email them. Don’t be fooled—this is just for show. Given their poor response rate to emails and calls, and the fact that no meaningful changes have been made in two years, I have zero confidence they will follow through. They didn’t even bother to respond after my roommate left her review. Save yourself the frustration and look elsewhere.
