    Huge thanks and appreciate to both Monica and Woafa at The Audubon. They both go above and beyond consistently to provide professional and attentive service to residents. Staff and management have a high impact on the living experience in an apartment building. Monica and Woafa ensure that you feel taken care of and considered as a VIP.     I have lived at this property since October 2022. Since the new management took over, everything has been great. I had more interaction with the LM Woafa , and she always displayed a high level of professionalism and care. Few weeks ago we had an unforeseen problem with our unit. The way the GM Dan , the LM Woafa ,and the whole maintenance crew handled everything was impressive. They were present and ready to help all the time. I had questions, or needed help with something, reached out ,and both GM Dan and LM Woafa answered even on their day off. Thank you all for everything you do to keep us safe and happy to be residents at this property! Daniela S.

    Just moved in and so far things have gone very smoothly. The leasing manager Woafa has been extremely responsive to my dozens of questions. Everything inside the apartment feels modern and works well. Sound insulation (a potential concern on a 1st floor apartment) seems very good.

    Some people enjoy living here. You will too, if: 1. Money is no object 2. You're okay with management not enforcing lease policies/ community rules 3. You're okay with lack of security, stolen packages, car break ins 4. You can ignore bad resident behaviors & noise (like living in a dorm) 5. Amenities restrictions and downtime don't bother you (late pool/ roof opening hours, broken BBQs) 6. You highly value the convenient location of the building and the convenience of having your car on the same floor as your apt (for phase 1) - My family (young parents, a toddler, and a small dog) lived in Phase 1 for 2.5 years. Leaving after management demanded a $750/ month increase for an 8-month lease; before that, we had 12- and 18-month leases with a $50 per month increase. Rents are set by algorithm and not negotiable (we tried to negotiate their proposed 21% increase down to a 5% increase but they didn't budge). This place is so overpriced; most neighbors and colleagues have agreed. Most new high reviews are obviously nonsense/ fake, or from new tenants or folks who have come for a tour -- only appearing after a bunch of 1-star reviews. We chose the Audubon for a plug-and-play move-in, location, advertised high standards like quiet hours (10pm to 8am) & no-smoking policy. The location is excellent, about 10 minutes to YNHH and 1 minute to I-95 or I-91. In Phase 1 you can drive to your floor; Phase 2/3 parking is less convenient. Apartment: Our Phase 1 2-br, 2-ba had modern appliances but no ice dispenser. If you cook, just know that the range hood doesn't exhaust, so smoke detectors often go off. We liked the layout and bathrooms; Construction quality was modest - exposed sheetrock, misaligned counters, crooked doors, and non-ideal electrical circuits. Windows leaked and caused condensation that maintenance couldn't fix. Security: Security is nonexistent. Leasing staff do not handle security or packages, and people often tailgate into the building. Mgmt sends reminder emails but will not hire effective security. Package rooms are frequently broken into; packages are dumped in piles and theft is very common. Mgmt say they have no liability and even advise using FedEx store pickup. Couriers don't know to use ButterflyMX, and mgmt refuses to post delivery instructions. Garage break-ins were very bad this year, but has improved with a new gate, cameras, and an attendant (who has now cut back hours). Quality of life: Policy enforcement is weak despite an 80-page lease. We lived between obnoxious undergrads; management sent reminder emails on quiet hours but never acted. Police calls were the only effective option. Dog waste is everywhere. Cigarette butts and joints are common despite the smoking ban. Trash rooms are abused and halls smell, despite best efforts by porters; I often cleaned nearby areas myself. Maintenance: Response time is quick. Scott, the maintenance manager, is great. My HVAC never worked right due to a fire damper issue only Scott solved. Elevators have in the past been down for months. Amenities: The gyms, art, music, and kids’ rooms are solid. The pool opens late (10am), is unheated, and became overcrowded after Phase 3 opened. Big groups of non-residents sneak in; mgmt does nothing. The pool closed early this year. The courtyard and roof deck suffer from dog waste, cigarette butts, and limited hours (9am to 10pm). BBQs are unreliable and dirty; they are often broken or too weak to cook. The fire pit has not worked in 2.5 years; the first-floor fireplace has been out for over a year. Management claims they are waiting for a part. Chef’s kitchen fan was down for ages; Common space rentals have become VERY expensive. Work-from-home areas have bad Wi-Fi and broken furniture. I delayed posting this due to fear of retaliation; our lease allows eviction for negative social media reviews. Despite the location and some nice amenities, lax rule enforcement, nonexistent security, package chaos, constant elevator and amenity failures, and uneven maintenance make the Audubon feel mismanaged and overpriced.

    I recently moved to Audubon, and I wanted to take a moment to sincerely appreciate Woafa Saidi, my leasing manager, for making the entire process seamless. She is incredibly kind, warm, and attentive. She truly listens to your needs when you’re looking for a home and goes above and beyond to help you find the best options available. Woafa is always responsive, even on weekends, and thanks to her, my move-in experience was exceptionally smooth and super-fast. When I shared my situation and the urgency of finding a new place, she was empathetic, understanding, and efficient. The entire process was completed effortlessly because of her support and professionalism. I’ve interacted with several leasing agents across different property management companies in New Haven, but Woafa stands apart. Her approach is personal and genuine, she takes the time to understand what you’re really looking for and makes sure you feel comfortable and confident in your decision. She truly cares about helping people find not just an apartment, but a place they can call home. I’m so glad I chose Audubon, and I credit Woafa entirely for representing the property in such a positive way. I highly recommend working with Woafa and choosing Audubon if you’re looking for a place in New Haven. She’s amazing!
