I’ve lived at Watermark Harvest Junction for the past five years now. When I originally moved in to the apartment, it was great! I would have gave a five star rating during the first two years. Clean, responsive staff, quiet neighbors. However, the last two+ years of living here, this place has only gotten worse. First off, the apartment complex has become disgustingly filthy, with residents leaving their garbage bags and trash outside of their apartment. We are charged $25 a month for garbage, and according to the staff you are supposed to leave your trash bags in your bins outside and a trash service will pick it up almost nightly. People have been leaving just their trash bags out, which attracts pests, bugs, and gets really smelly during the summer time. It was sent out in multiple emails that you will be fined if you leave out your trash and it’s not in a bin, but that’s obviously not being reinforced because a large amount of people just leave the trash bags on the ground. Another issue is the birds in this area. There are so many birds that are trying to nest, and they shit everywhere. There is constantly bird droppings, which are filled with bacteria and diseases, on the entryways of our apartment pods. These birds try to next, and they will continually harass you and swoop at you in the summer time. Every single time I come home during the spring/summer/fall months there is bird poop and bird diarrhea splattered everywhere. All over our front doors, our doormats. I have reached out multiple times to the staff about this, and they believe that power washing “once a quarter” is enough to keep the area clean. I have gone out with a bucket, soap, and sponges to try to clean the splattered droppings off of my door and light fixture. We have all had to put up Hawaiian leis and Mardi Gras beads on the light fixtures to try to prevent the birds from nesting there. Rebecca at the front desk says that this is out of their control and the maintenance staff “do the best they can to keep it clean” although it’s absolutely filthy. Another major issue that I’ve had is my upstairs neighbors are constantly loud at night, and it seems like he is walking around in his combat work boots. The last two upstairs neighbors I’ve had are extremely loud and disrespectful. I’ve also had to call security multiple times and make formal complaints about my upstairs neighbors. It’s unfortunate that this place has gone downhill after the last few years, because it has the potential to be a great home to many people.

Stopped by on a Saturday afternoon to get a tour and some information about renting a unit. The leasing office was open but no staff was present, there was a sign on one of the office windows that read “out on the property, be back shortly”. I assumed they were out on a tour and would be back soon. After waiting over an hour with no signs of any staff I assumed they wouldn’t be back anytime soon and left. Not a great sign that the staff was not present for such a long time, especially on a weekend when prospective tenants who work during the week might be coming in. In addition to no one present in the office, the doors to offices were left unlocked and open. In plain view were files, likely with residents sensitive personal information, packages, etc. Doesn’t instill much confidence in their ability to keep the confidential information required to lease a unit safe. Some unscrupulous individual could have taken off with any manner of things. I was very interested in this property, it has good reviews and decent prices. Bummer that they don’t seem interested in being available for prospective tenants.

I have been to so many tours over the last few weeks. My tour with Sophia was by far the most positive. Instead of pointing out all the obstacles, Sophia was so positive and upbeat. This is the kind of person I am looking to deal with after a horrendous experience with Greystar. Sophia you made my experience have such a great feel for The Watermark. We are still working out logistics but because of you, Watermark is at the top of our list...thank you for that.

This property is excellent. There isn’t a detail this community misses. From leasing team to the maintenance crew, this team meets the needs of their community members without hesitation. Beautiful property. Clean. Quiet. Friendly. I see why people I’ve met here are long term residents. Neighbors are friendly. It’s a joy to see the pets too. This is a gem tucked away but full access to everything you’ll need in town, within walking distance. I haven’t lived in corporate apartments since college (and I’m in my 60’s now) but this community has made this transition easy, welcoming and I’m grateful we chose to live here.
**Addendum** I’ve now been here for 6 months and my review stands. The consistency with the team managing issues has been excellent. And the issues are little life ones. Rebecca, Sophie, Colin, Ethan and Jay have made us feel so settled in this community.
I would recommend this property without hesitation. Clean. Safe. Prompt maintenance response. Incredible activities created to bring us together as a community. My brother, now retired from a leading property company as a district manager out of Florida (he started as maintenance in the 80’s, retired as district manager in 2022) remarked after visiting “this is the kind of property and team I would have loved having in my portfolio”.
Zero regrets moving here. Thank you for truly making this a home environment.
