  I am so happy that I was able to have an orientation before buying a house with Toll Brothers because that made my decision to not buy a house with them crystal clear. This orientation is also “newer” for them, so I feel bad for the people who have bought homes with this builder and couldn’t have a chance to see what they offer until going to their design meeting AFTER they sign contracts. They are not upfront with design center pricing at all. They will not give you design center pricing until you sign a non-refundable contract and pay them 20% of the price of the home, the lot premium and the construction upgrades (around 50k). If you insist on getting design center pricing they just ask what your budget is and then tell you that you should be fine. They tell you the average person spends around 15% of the base cost of the home in upgrades, but can't tell you what that is based off of. You also have other meetings for add ons, such as electrical and low volt, which you think would be included in a 900k house. Let me tell you, after seeing the design center, their included/standard options are so outdated, like 1990’s style. It is honestly absurd that they don't include a better starting point in what is considered their "luxury" homes. For a base price starting close to 900k, you expect way better quality and style. If you don’t have an extra 200k to dish out on upgrades, your home will look nothing like their models or even close to a luxury home. It is not normal to not know the total cost of your home before signing a binding contract with thousands of dollars put down for earnest money. Toll brother’s is unwilling to be transparent with their pricing because they want to bait and switch you to pay more. Buyer beware!!!

  Beautiful selections (pricey though). Nancy was extremely helpful and thoughtful, she is never pushy and respects her customers’ preferences. Can’t wait to see how our options gonna turn out!!
