Today marks the second time that there are huge dogs on the loose here (owned, btw, by other residents). What will it take for management to review their dog breed policies? What else needs to happen? Animal control can only get here so fast. The first time, I witnessed the husky (pictured) kill a poor cat. The second, I almost got bit walking from my car to my unit (black dog) today. The balconies here are not 10ft tall. Please, act accordingly and make necessary changes to keep residents safe.

Awful place to live. We cannot keep management. All 3 persons of management were fired at the same time recently. They hired another manager and receptionist, both are gone within a month. Water pressure is always low-so low that the shower will not come on during these periods and you cannot use the washer, they blamed the City, I talked with the City and was advised it's interior on management. Sometimes water does not come on at all, after resolved I was told maintenance turned the water back on, duh why was it off? No answer. The heating does not operate properly, baseboard heaters in the rooms that slightly warm causing you to continuously have the thermostat up making PG&E a ridiculous amount every month. PG&E has advised maybe the coils need to be updated. No response from management. You can see outside around door frames, and windows and patio door suck in cold air from outside causing extremely cold temperatures inside the unit. Gate code has not worked for months, so there goes my deliveries and my visitors. I was informed by the office I cannot move until lease is up, or if I do I must pay 2 months rent and forfeit my deposit. If you move here in addition to rent, which is way overpriced you will pay these fees; pest control, sewer, trash, water, service fee, asset protection, and alarm fee that total $250+. Breach of contract, negligence, violation of tenant rights, emotional distress, and failure to maintain a safe and habitable living environment here at Bay Village Apartments Vallejo. Waterton Management should be ashamed as they raise rent and all other fees continuously. I have notified corporate and these issues are still not resolved.

I lived in a Two bedroom one bath apartment for 13 1/2 weeks. My company rented it for me. Below is my very honest review… The maintenance staff is super nice, as were the 2 ladies who worked in the office. They were very helpful and honest. They did an excellent job at keeping the grounds looking clean and well maintained. (Although didn’t seem to care that there was a horrible, as in I have never experienced anything like this before in my life, FLEA problem. If you have a dog, they WILL have fleas. No medicine can prevent it, as these grounds are so infested!) The kitchen cabinets and bathroom cabinets were the exact same material, they were old, and had tons of water stains. They didn’t look or feel like real wood but I somehow still managed to get a few splinters???? The carpets were brand new which was very nice. There was a washer and dryer in each apartment and the one bathroom at least had a double sink. Water pressure was excellent! My biggest complaint inside the apartment was the the windows. They were super thin and old, and there was mold along the windowsills and window frames. I tried to bleach it and it came right back. (If you have allergies to mold you will be miserable living here!) Add to that the windows would constantly become jammed shut and I needed maintenance to come and fix them. I was told the apartments have “settled,” and the window frames became warped, so that is why my windows were constantly jammed. They were very old and single paned. Probably not good if you pay your own heating bill. Also, there was no air conditioner or central air, so i can only assume this is miserable in the warmer months. All this above, I still would’ve stayed if it wasn’t for the horrible flea problem in the area. Yes FLEAS! I have never had a problem with fleas on my dogs before. My dogs have been with me for 15 years, I always use the monthly Frontline anti-flea medication and keep them well groomed. Well, none of that matters here! There are so many fleas the anti-flea medications don’t work. I resorted to bathing my dogs every 5 to 6 days as well as washing their dog beds every 5 to 6 days at the same time. Truthfully I have never experienced anything like this. My dogs have driven cross-country with me seven times already. I’ve had them live in multiple places with me and allowed them to play in countless random parks all over the place. Never once have I seen a flea on them. What is scarier about this FLEA problem is that so many residents have dogs. So I can only imagine how many of these Apartments are infested with fleas. My dogs are small Chihuahuas that I could easily bath as often as I like, but I saw lots of bigger dogs, and I know you cannot bath them as easily. I did mention this horrible Flea problem to the ladies in the office. I asked if they could at least spray something to kill the fleas, but they flat out said no. She said it wouldn’t make a difference as there are so many animals around. I’m not sure why they wouldn’t try to get the problem under control, but that was enough for me to know I couldn’t stay there any longer. Other things to know: — Car breakins were very very common. (I didn’t have an issue myself.) — Extra water, garbage and alarm bill was over $200 a month! I saw a bill that was inadvertently sent to me instead of my company. So make sure you are aware of this if you think you’re living in Vallejo to save money. — Lots of cats around. Also Raccoons, Skunks, Turkeys and these random but Large Birds that have a nest somewhere in the back right of the apartment complex. (It would suck to have to park around there as their bird droppings would ruin the paint on your car.) Ok, so to sum it up, if you do not have a pet and you can get a renovated apt for cheap than it might be worth it to live here. (Just don’t forget to add in over $200 mnthly expenses for their water, trash, alarm bill.) If you have a pet definitely DO NOT take an apartment here. You will definitely have a flea problem if you do!
