Arroyo Villa offers beautifully appointed apartment homes in meticulously landscaped surroundings. Our designer interiors include some fantastic features such as distinctive gas fireplaces, private balcony or patio, full size washer / dryer connections and garages.
This complex has the BEST maintenence team, and the WORST management team. Jose and Kevin are awesome! The management team is HORRIBLE - they are argumentative, unreasonable, and flat out rude. Despite paying $3000 a month for a ONE bedroom apartment + utilities + fridge & washer/dryer, they will tow your car for parking in front of your own garage and blocking absolutely nothing. Not to mention rent has gone up $500 in TWO years. There is not enough parking for every tenant and they couldn’t care less. We’ve received harassing phone calls from the management office multiple times.
On another note, our gate code hasn’t worked for 6+ months and every time we request a new code, management insists ours still works and won’t give a new one.
It’s a real bummer because it’s a nice complex. Thank you to Jose and Kevin for providing the most excellent service! We truly appreciate you. To the office/management team- do better.

Pros: Garage, Separate storage laundry room.
Cons: Very noisy complex, overall. Vehicles which blast and boom their annoying rap music makes you feel like you're in S. Central L.A. Compton. Big pickups and motorcycles that sound like sticks of dynamite when they start up day and night. The central grassy area is overrun with kids after school gets out and are literally screaming with no supervision into the night, heard by all. There is a low class of occupants with very unsavory people there that are a majority, probably due to the number of applicants who are using Sec. 8 vouchers for their rental payments. The police can be seen frequently at the apartments. Numerous apartments can be seen occupied by 6-8+ people in the 2 and 3 bedroom units. This leads to an absurd parking problem.
You get one garage but not one of the outside parking spaces are assigned. Vehicles sit unmoved for days and some for weeks.
Now, a tenant has been seen with a small motocycle he rides and has now placed a second one he doesn't use in a space that he doesn't use. So this means he can block anyone from a space where he leaves the second unused bike and guarantee himself a space 365.
There are also a number of occupants who leave their dogs out on their patios while they are away, and they bark all day, every day. The maintenance crew and the office staff can readily hear the dogs, plus the loud music and vehicles, but they refuse to enforce the rules, and a peaceful environment is not their goal, keeping the rental income flowing is.
The two leasing agents are incompetent and indifferent, ignore the glowing reviews. The manager is never available and the leasing agents are typically thrown as interference when there is a problem. Clearly, it all comes down to occupancy quotas and money and not enforcing the rules.
For these reasons and more, we would never recommend this facility.

You accuse me of not being a resident but you don't identify yourself here.
Which of my comments are of not important and not "genuine" concerns? The loud rap music? The loud motocycles and large pickup trucks? The screaming kids in the courtyard? The constant dog barking? The terrible lack of parking for residents, of which is mentioned over the years in multiple reviews besides mine.
It may be easier to try and discredit my remarks, but you know these conditions exist and you have an obligation to enforce the rules. Stop posting that we should call the office. You see the complaints in the reviews. Take action, investigate and be accountable to your tenants.

If I could rate zero stars, I would. The property manager refuses to return resident phone calls and is hardly at the office during the week. Maintence is good but property manager is terrible.

I've lived at the Arroyo Villa Apartments for about a year, and it would be more than that, but life is taking me in another direction, and I have to move. I would just like to say that the Management Team in the Leasing Office is top notch. Christine is awesome, and Luke always went out of his way to help me whenever I needed it. it's nice to know they can be relied upon to be there for you when you need it the most. Thank you! Rob B
