Do not come live here, there is a guy that is not right in the mind, he has basically a homeless camp in his apartment ( you can smell it just walking by), does weed on the daily, sits near children playground, rolls on the grounds of the community, appears disoriented and unsafe to live nearby. Cops showed up on multiple occasions due to his actions and management have been made aware of him but didn’t do anything yet. Will update if any action takes place.

Pros: Mary at the leasing office is great and always helpful. The property is beautiful and not too big or crowded. Neighbors were all nice. There is always parking available. If you have a pet, they always keep the pick-up bags stocked. The pool and hot tub are nice. The hot sauna is nice. Walking distance to UTC is great. Maintenance is very responsive and friendly. There’s a walking trail through a canyon behind the property (hence the name). Cons: The gym equipment is very limited. The hot tub was frequently under repair. We had a second-story unit with west-facing windows and it got HOT in there year round. Laundry was a bit pricy at $2.75 per wash and dry, so $5.50 for washing and drying one load. Our unit also didn’t have a dishwasher, which got old after a while. But I think they’re adding dishwashers to the renovated units? Not sure. Overall, the cons were not bad. We broke our second year-long lease when we found a better space for the price, and it took months of back and forth and being overcharged by Collections to finally get billed the correct amount for the lease-break. If you do break your lease, just walk in the office with your lease termination fee check on-hand so you don’t have to deal with all that. Don’t wait for the lease termination fee invoice, just pay it right away and document proof of payment. They didn’t tell us that, but in hindsight that’s what we should have done. That’s more on the Garden Communities Collections department than a problem with the property. Again, Mary at the leasing office was helpful through it all. But still docking a star because it was unnecessarily painful to resolve that.

Just moved out and honestly gonna miss this place! 😊 The staff here are absolute gems - from the front office folks to the maintenance crew, everyone's just so darn friendly and helpful. Whenever something needed fixing, the maintenance team would show up with a smile and actually chat while they worked. Made the whole experience so much more pleasant than the usual "we'll be there between 8am and whenever we feel like it" vibe you get elsewhere. Honestly, if I didn't have to move for work, I'd probably still be there. Really solid community with people who actually care. 10/10 would live here again!

Lived here for a year, Mary and Broderick are very caring leasing agents and were prompt in responding to any requests/issues I had. Huge thanks to Aljohn for his stellar maintenance support services! The move out process was also very smooth, and overall, I don't have any major complaints about the community.

Shady, low-quality apartments with cheap appliances/materials that only get away with charging so much for rent because people want to be able to walk to UCSD campus. Management puts a lot of effort into making the outdoor landscaping attractive so that potential residents don’t realize the place is kinda sketchy. Packages stolen, random homeless people knocking on your door at night, etc. Someone stole large parts off my and others’ bikes from the rack right in front of the office. Management promised new more secure bike racks afterwards (the current ones only let adult-sized bikes lock up by the wheels, not the body), a year later still nothing; I kept my bike in the living room so it wouldn’t get picked over again. In theory there’s security but it seems to be one guy in a truck spread across a ton of properties, so not very useful. Word is our addict neighbor died of a fentanyl overdose (so I gathered from cops and lawyers milling about our front door afterwards)… so at least you wouldn’t be bored living in La Jolla Canyon! XD I’ve seen other residents complain about mice. We never saw any of those - just ants, roaches, and a scorpion in the bathroom, so I guess we got off easy :P Another problem is their COVID closures policy. Public health agencies put out guidelines, informed by experts, about what is and is not safe to open; La Jolla Canyon consistently ignores those guidelines and does whatever they feel like. Sometimes playgrounds are open when the county says they should be closed, sometimes hot tubs or gyms are closed when the county says they can be open. The only pattern is low-IQ apartment managers pretending they know more about pandemic safety than the CDC. I understand and expect that some common use amenities will be closed because of COVID, but individual apartment companies should be deferring to public health experts on this topic instead of making things up. Honestly, if you’re a 19-year old student and being able to walk to class without staying in dorms is your highest priority, this place is probably fine, I lived in worse when I was 19 :P But if you don’t HAVE to walk to campus, there’s simply no reason to consider living in La Jolla Canyon, you can do WAY better for the same money only 5-10min away. Keep looking!
