Did you know that they will try to force indefinite representation on you if you fire them for negligence? Yeah. This company is operating on very dangerous ground. They are not following real estate law. Be very afraid of doing business with this company!!!

The clause in the APM Lease Supplement that says Arrowhead "shall remain landlord's agent at the same commission schedule until said tenancy is terminated" is an unlawful attempt to force indefinite representation. Under the Bus. & Prof. Code §10176(a), this is a breach of fiduciary duty if enforced against the owner's will.
This provision is unlawful and unenforceable for the following reasons:
1. Agency is Terminable by Law - Under Cal. Civil Code §2356(a), "an agency is terminated as to every person having notice thereof, by... the revocation of the authority by the principal." A property owner may revoke the authority of their agent at any time. A property management company has no independent interest in the tenancy that would create an irrevocable "agency coupled with an interest."
2. Conflict With Statutory Protections - Pursuant to Civil Code §1953(a), any lease or addendum clause that purports to limit or waive statutory rights is void. By attempting to prevent owners from discharging Arrowhead, the Addendum improperly restricts the landlord's statutory rights and duties.
3. Supersession of State-Approved Forms - The Residential Lease Agreement (C.A.R. Form RLMM) is a standard form drafted to comply with California landlord-tenant law. While addenda may clarify specific terms, they cannot override statutory provisions or impose conditions that conflict with California law. To the extent the Lease Supplement attempts to make Arrowhead an irrevocable agent, it unlawfully supersedes the valid C.A.R. forms.
4. Violation of Fiduciary Duty - California law requires real estate licensees to act in the best interests of their principal (the property owner). Forcing an owner to retain management against their will constitutes bad faith under Bus. & Prof. Code §10176(a) and exposes Arrowhead to disciplinary action by the California Department of Real Estate.
I would never recommend doing any business with this company. Wish I read these reviews before hiring them. They are frauds.

I own a property and I have a contract with this establishment, which sometimes is OK but if you’re gonna have to deal with Annie, it’s gonna be the worst experience you’re ever gonna have. It hurts her to do her job. She is rude. She Is very arrogant if you’re gonna have to deal with somebody deal with Brenda or deal with Brian stay clear of Annie
