  Dirty and predatory management. Parents beware. We are severely disappointed in the whole process at 920. The whole place smells like garbage, the maintenance never shows up and the facilities are old and jn disrepair. Beds have a smell to them. Move out was horrific and they charge you for damage caused by previous renters that they paid for but management never fixed and then blamed the next person to collect on again. Who knows how long that scam has been going on. There are plenty of new apartments being built which is where we are going. Stay far away.

  Moving into Nine20 has been one of the worst decisions I’ve ever made. The pictures on their website are completely misleading — the real place looks nothing like that. The lobby might look decent because it’s renovated, but the apartments themselves are old, dirty, and falling apart. From the very beginning, my room had a constant loud electrical or buzzing noise that made it almost impossible to sleep or study, especially at night. Then, only a few days after I moved in (around August 24th), the living room ceiling started leaking. Paint was peeling off the walls, the kitchen sink got clogged, and a terrible smell started spreading through the entire unit. Every time I came back from school, I could only stay locked in my room because the living area was disgusting. My roommate and I reported these issues multiple times to the front desk, and no one cared. They only sent maintenance after I personally emailed Nine20 on September 29th — more than a month later. Even then, the so-called “repair” didn’t fix anything. The sink was still clogged, and the smell never went away. I have barely lived in this apartment for more than 15 days in total because it’s simply not livable. I chose this place for convenience, but because of their poor maintenance and lack of responsibility, I’ve been forced to stay at a friend’s place far away and spend around $40 every day on transportation. I’ve paid months of rent and utilities for a broken, unhealthy apartment that management refuses to fix. When I talked to the front desk — right in front of the manager — they told me the leaking ceiling “doesn’t affect normal living.” That’s completely unacceptable. The manager also promised to email me another available room to move into, but I never received anything. No one followed up, no one cared. This property has serious maintenance problems, zero accountability, and extremely unprofessional management. They take your money but don’t deliver even basic living conditions. Do not be fooled by the nice photos or fake promises — this place is a nightmare. Avoid Nine20 at all costs.

  Horrible experience. They do not maintain the complex….at all. Also beware - if you choose to rent there take detailed photos upon move in. They are known to charge for carpet cleaning, replacement, damages that are not legit. Avoid.

  I’ve lived at Tempe Nine20 Apartments for just about 2 years now. The apartment complex provides clean and modern amenities, including a gym and a resort style swimming pool with a hot tub, tanning beds, cabanas, and even a resort style enormous flat screen tv to watch all the ASU games while out in the pool. Nine20’s location to ASU campus is the best part as it doesn’t take much to be on campus since Nine20 is so close.

  Love love love living here the past year!!! It’s so nice, great amenities; pool table, ping pong, pools, hot tubs, a great gym, and a pickleball court. The community is great and inviting too!! Nine20 offers a lot of treats and even throughout living here as well which has been so kind!!
